My wife and I are looking at moving from the Heights area (Timbergrove) to Wilchester/Wilchester West/Nottingham to get into a larger house in a better school district as we will have a kindergartner in the not so distant future.

Would love any feedback y'all have on these neighborhoods and it's greatly appreciated!. From what we can tell driving around they all look like a great place to raise a family in!

2300-3000 ssqft 600-1mill plus

West of kirkwood
1700-2200 420-650, or tear down rebuild new and 3500 sq ft 1mill plus

West also gets you closer to pocket of Katrina refugees in the crap apartments behind it.

Watch out for fault lines in wilchester, flooding in Nottingham forest

But no better spot west side of town for 450-1mill and good schools

Cheaper options on cut through streets

I may be mistaken, but I believe Nottingham and Nottingham Forest are two different neighborhoods.

Our preference is to be zoned to Wilchester (or Rummel Creek)/Memorial Middle/Stratford.

Budget? SQ ft desired?

Daughter went to Wilchester and RCE. Lived in Nottingham and just bought in Nottingham Forest. Been pretty involved in the market for the last 9 years.

School wise Meadow Wood is very comparable to Wilchester. RCE is a fantastic elementary, as good as it gets IMO.

The big difference between all is MMS vs SFMS.

I wouldn't necessarily limit yourself to East of Kirkwood. If you can find a property you love for RCE , great. I wouldn't rule out a house you love in Yorkshire, Wikchester West, NF, or the small Communities bordering Kirkwood south of memorial just because it doesn't have MMS. Elementary isn't that different. You can always do a SBISD transfer or one of the two excellent charter schools by lottery. But they do hold value better.

Budget would be up to $1MM, but hoping to find a project. SQFT would be looking at 2700+!to ensure we get a 4 bedroom with room to spare.

The reasoning behind staying east of Kirkwood is twofold 1) better schools 2) I am working about 70 miles southwest of town for the next three years so quick access to i10 or the beltway is a requirement.

FYI - Wilchester West is zoned to MMS (along with Nottingham, though believe Nottingham West is Spring Forest)

When you say "project", how much of. A project are you up for? I know of a 2500+ SF, 5 bed in Nottingham that hasn't hit the market yet. It's priced in the $500-600 range and will need at least $150 in updates/repairs.

Correct. I was naming the places zoned to SFMS and saying thats the only big difference. Elementaries are similar and same HS.


You have a budget to get something good in Wilchester or Nottingham if you are dead set. It will help protect your investment to have MMS.

Will be harder to find something equivalent zoned to RCE but if you are patient and truly want a project it can be done.

If you have the time, patience, and cash funding to do a purchase + major remodel I would find something in the $500-$650 range between Wilcrest & BW8 and make it your own.

There are about 5-6 currently on the market that meet this criteria.

I'm wanting to move over there in a couple years since it's much closer to work. Wife is wanting to move to the burbs (Kingwood, Woodlands, Cypress) for stuff like: trails, nice pools, lots of other people with elementary school age kids, "safety", etc.

What say you?

We live across the BW and I10 behind Home Depot right now. Basically everyone on our street is older than our parents and the neighborhood park always has a few drug dealers on hand. She grew up in Cypress so it might be an unwinnable argument for me.

Ton of kids and elementary peeps in nf, Nottingham wilchester etc. even out to Fleetwood, barkers and thornwood with golf cart booze cruising etc

Some neighborhoods connect directly to the bayou's terry hershey park

I live in nottingham on one of the three cul de sac streets west of Kirkwood.

We're zoned to wilchester and memorial middle.

75% of the cul de sac I'm on is young families and we all hang out with each other drinking beers while the kids ride bikes.

Only negative will be dealing with the construction on Kirkwood once they finally approve the final design and funding.

Will have nice bike lane to Terry hershey once it's finished though.

I wouldn't trade this street for anything.

My neighbors house is up for sale now and meets your specs.

Nothing much to add other than we are under contract to buy a house between Wilcrest and Kirkwood (Wilchester Elem and MMS). Excited to move to the neighborhood and continue to hear nothing but great things.

I can't get over how many homes on the market in 77079 have upstairs Masters. Its always been a total deal killer for me, and now after spending a week on vacation in Florida in a 3 story condo/townhouse, its also a deal killer for my wife.

In the budget you list, you can absolutely find what you want zoned to Wilchester and Rummel Creek. Meadow Wood is far inferior and should not be considered in that range. Just take a stroll down Kimberly west of Kirkwood and you will understand why. Wilchester is probably the better community head to toe so that would be the best option. The schools are both excellent. Good luck.

If you make that drive, just keep in mind that everything on the north side of Kimberly is zoned to Thornwood Elementary, which is the one school in the area that's and absolute no. Not to be confused with the Thornwood neighborhood, which is zoned to Nottingham Elementary. Meadow Wood and Nottingham are perfectly fine schools, especially if you don't want to spend $1mm on a house.

Wilchester - 71% white
Rummel Creek - 67%
Meadow wood - 53%
Nottingham - 47%
Thornwood - 15%

The home prices directly correlate to those demographics.

none of the single family homes (Wilchester West) are included in Thornwood Elementary. It's all the apartments and town homes surrounding.

Meadow Wood picks up one section of apartments just north of Memorial.

The middle school differences are significant though, so if you can afford the type of house you want zoned to MMS vs SFMS it's certainly a smarter investment at a minimum.

Yeah, the Taylorcrest house with the patio. They are moving to Dallas for work. Cool family and will be missed. Need some new cool neighbors who will booze on the street with us.

This makes absolutely zero sense. Maybe you meant Nottingham West?

Curious how that portion of Taylorcrest is zoned to memorial? Zoning map and HAR would say otherwise.

Because those three cups de sacs are part of Nottingham, not Nottingham West.

They won't update their maps, and they won't put it in writing to help you sell your house, but they do allow those kids to go to MMS. That's from someone who lived there and confirmed.
