Well I agree with you for the most part. Something designed like that is supposed to be built fairly quickly together.

It'll look weird only half of a 1/3 of the way built out.

But if they do that it'll be empty awhile.


But that water park is the only thing that's ever gonna be built in porter.

Maybe there is some known source of patient foreign money out there looking for a place to hide invest in Houston. There are plenty of nearly empty developments in the US, Canada, and Europe that are getting by with that model waiting for the income to show up.

This is an example that we should follow. There is a line running North and South as well as one running more or less East and West. You have a single card to access the rail or bus system. Wasn't there a plan to build a town center type retail development between 59 and 494 right there just north of KW Dr? I know they cleared out land and had a sign up, but then it all just stopped. They did put up a new hotel for some reason as well as a gas station and finally a bar, but nothing near what I heard was going up.

There was that one, and another that was proposed to go West of 59 between Kingwood Drive and Sorters Rd. Both were crushed when oil tanked, maybe this will catch on in this upswing.

Somewhere the basic math for building something huge and unprecedented in the area is evidently working out or people wouldn't bother.

They got the specs wrong. Typo.

Critical that development is close to a "lazy river" feature, per planner/developer.
Site selectors read it as "crazy river".

I told my wife recently that Porter will become the next Humble before long with what's going on at the GP. IMO, Kingwood is the place to probably have the more "upscale" type places similar to The Woodlands for Spring and Conroe. I do think some nicer restaurants are needed for the area with the planned development around the GP, especially since many in this area go to The Woodlands for nice dinners and better shopping. There is a void on the NE side that somebody will address.

The thing is that the Kingwood folks kept that void on purpose. They demanded that it stay their own isolated pocket without the kind of development seen in the Woodlands.

Meanwhile, McCord Development is trying to turn the Generation Park development off the BW and West Lake Houston into another Woodlands. And Generation Park has managed to land some pretty substantial corporate tenants locating their respective HQs there.

I guess I could imagine something much more akin in scale to the Kemah Boardwalk at this location rather than the Woodlands Waterway scale development they rendered.

Nothing to do with businesses, but we drove through there last night after dinner and I was amazed by the number of people walking and jogging around the lake they built there. The parking lot was full!

Yea.....but Generation Park is going to turn in another Greenspoint, with the surround neighborhoods. Its funny that FMC moved from Gunspoint to what will be Gunspoint in the coming years.

The amount of "affordable" homes along the BW is astounding.

I think clearly the flooding issues in and around Kingwood have to be addressed, but the more and more built up the Grand Parkway and 59 interchange gets and the more that area explodes and grows, the more attractive Kingwood's location and more importantly, their schools will look. Kingwood used to be thought of as way out of town. The Grand Parkway is going to change that eventually, I think.

Is that another part of King's Mill, or mostly businesses, planned for the opposite side of North Park? It looks like they put a model home up in about 3 hours. I currently live in King's Mill, but only until my house is repaired.

As for the land you mentioned, I don't even think they have plans for it - just an ugly clear cut to kill trees and animals. I doubt there was even any lumber. Most stuff like that was taken years ago by loggers with "mineral" rights.

Also, who put the orange stickers on all the bandit billboards? I've always found it funny how the NP entrance to Kingwood is so ugly, primarily because it's on the Montgomery County side. It's like you're driving down Tidwell, and all of a sudden you go into a manicured suburb. All of those homes are 77339 with Kingwood addresses, but in the New Caney ISD. Lots of kids who can walk to K-Park, but go ~7 miles to get to Porter High.

I've noticed the stickers as well. I'm guessing they didn't have permits with the county or didn't get the "pie" to the right person and they sicked the enforcement bandits on them.

As for the land they just cleared, I think they'll put retail there just like they're doing on the south side of NP. What will go there is anybody's guess.

1- The amount of apartments, with more to come.(Fall Creek currently has a low income apartment going in)
2- The amount of "affordable" homes around on the north side of the beltway in Sunset Ridge, Balmoral, Park Lakes, Hidden Meadows, etc. There are a TON of them going in.

Finn....if you don't believe it go drive around the neighborhoods mentioned along with Audubon Park some day and take a look at the vehicles, etc. It looks a lot like the neighborhoods surrounding Gunspoint.

Sure some of these neighborhoods have 300k+ homes, but it seems that there are LOT of people living in these homes, and a lot of cars in the driveways in the middle of the day.

Not for the church. It's all a residential development, phased out over years. I worked on part of that, back in 2013-2014.

The Woodlands feels way more "out of town" to me than Kingwood. Kingwood's a much quicker trip from central Houston.

They're up WLHP too, and on the beltway leading up to Summerwood.
