Anyone live in Green Trails area of Katy?

Thoughts? We live in Westchase now but the wifey is pushing the idea of moving further out to get better schools and a more kid-friendly hood (we have two under two). I'm willing to go out a little bit, but not sure I want to go much past Fry. Currently working in Westchase and the Galleria Area depending on the day, so my commute will get worse off the bat, just want to keep it from driving me insane.

Those Green Trails / Nottingham Country / Kelliwood neighborhoods are kind of in our wheelhouse, but wanted some opinions.

Family friendly? Close to "stuff" (shopping, restaurants etc)? Safe? How are the Elementary schools (Pattison or Nottingham Country)?

Don't live there but is a nice mature neighborhood that's well taken care of.

I'd also recommend Cinco Ranch around the YMCA (Peek and Westheimer). I think it's the same mature feel but I believe zoned to better schools and you're closer to the Westpark for work commute. Just a thought.

Close to memorial and city center stuff to do.
24/7 armed security.
Moved here in June. Lots of young family's moving in. A lot of kids playing in the street etc.
Low HOA. A lot of house for the money. Republic city center scheduled for 2017 I believe.

I live in Green Trails. Great neighborhood. Well established. Very white collar. Very little crime. Our biggest crime issue has been a string of break-ins to unlocked cars(who leaves their car unlocked!). Very few noisy teenagers. Very few kids in general, (but there's is a mom's club to meet some other youngsters not in school) compared to some less pricey neighborhoods south and west of us. Easy access to I10 from greenhouse to minimize the traffic to the hwy. fry can get congested. Everything is 5-10 mins away on I10. Randall's is real close otherwise you have to go to the wrong side of the tracks to get to HEB or Kroger. Great walking/running trails. Nottingham is a good school, but pattison is really good. My kids go elsewhere but that is a personal choice. Many neighbors go to those schools. And the best news is your address still says Houston so you can pretend you don't live in Katy (you'd be surprised how many neighbors this matters to).

I've placed several younger Ag families in green trails over the years. Like others have said, you get the Katy schools and family centered activities without feeling trapped in the middle of suburbia. Home values are also appreciating quicker in these neighborhoods compared to many of the newer Katy/Fulshear neighborhoods. Let me know if there's anything I can do to help you when that time comes.

Grew up in nottngham so had lots f friends in GT. If I moved back to Katy I'd buy in GT. Mature homes that are not as cookie cutter. Decent sized lots too.

only issue with GT homes is there are not nearly as energy efficient as newer homes.

Agree with Sasappis, Scott Rose helped us with our house in Green Trails 4 years ago. We love the neighborhood.

Thanks guys. I am a big fan of that area for the reasons mentioned. Relatively close compared to what is being developed in Katy now and the schools are good.

We live in "Kelliwood Nottingham Country", which is also called the "original Kelliwood". Very nice, large houses built in the mid-1980s. Most have been redone, but there are some deals out here too if you're looking for a fixer upper.

Green Trails (newer) and Nottigham Country (older) are all very good choices, and the schools are phenomenal. We're close in to plenty of shopping and restaurants, and a quick drive to La Centerra or Memorial City/City Centre.

The drive in on 10 can be a pain of you have to be there at 8, but I work at 249/1960 so miss a lot of that.

Surprised to hear about young families. We looked in Fleetwood when we bought our current house and it seemed like mostly older people. I like that area, too. Seems like the houses are all very big, like 4k sf +.

Thanks for all the input. Mostly confirms what I was thinking that it's like Suburbia lite. Not quite as far out as the new builds, plus I like the more established neighborhoods with taller trees. I'm open to somewhat of a fixer-upper, but we looked at one this past weekend that was pretty much a full gut and start over. I'll take on a kitchen or some bathroom projects, flooring, etc., but hope we can find one with "good bones". Hoping more come on the market this spring or summer, as we're not in a huge hurry.

And thanks for the realtor recs, but we have an agent that helped place us in our current home. She's an Aggie with the Gary Green group, and they have been great to work with.

There is quite a bit of older folks but most of the people buying the last couple of years have been young families looking for more sq ft compared to Nottingham/ not forest but didn't want to go past hwy 6.
6 family's with younger kids/infants are on my immediate block and I keep meeting new couples. You can get 3000sq ft unremodeled for about 400 and goes up to 550 or so redone. Skip a lot of traffic from hwy 6 on plus you can take memorial all the way to beltway to skip some of it. I work at clay and the beltway so I take Eldridge up through through the north side of ad****s and skip the freeway altogether.
Also we have access in our neighborhood to the bayou which has a lot of walking trails and greenspace for my dog to run off leash.

Hopefully they are still planning this with the crap out of oil but republic square is going to be at the old Exxon campus right down the road.

i lived in nottingham country for about 3 years. the proximity to everything is great, i lived closer to westgreen which i found to be a lot easier trafficwise than fry for sure.

we're going to be listing our house for sale probably within the next couple months, OP, if you're interested.

We bought a place in Nottingham off Westgreen between Highland Knolls and Kingsland. A friend did a picture of the top 10 elementary and middle schools in the city, and 9/10 or 10/10 were KISD. Pattison, Cinco, McMeans, Hayes, etc.

We have a Trader Joe's, Whole Foods, HEB, Sprouts, less then 5 minutes from us.

I've found I spend about as much the on 10 as I did fighting Kirby and 59 every morning when we were in town.

Please share, we have been looking in that area for the past few months but nothing has caught our eye yet. Inventory has been low lately.

Yes, please share! Inventory has been low, but our realtor said she expects it to pick up after the Super Bowl. For some reason, people actually wait until after the Super Bowl to list their houses.

I think that might be an example of correlation not implying causation. In reality, things slowly start to pick up after the new year and gain momentum as you get towards mid summer. Homes don't get listed immediately so it makes sense that volume would increase during the second month of the year.

These are all historic trends however. The last few years have been anomalies and this one probably will be as well...for different reasons.

So, you think inventory will be low this Spring, or will it pick up over the Spring/Summer? Pretty low in that area right now.

I think it is the best place to live if you are in the energy corridor and don't want to A) have a commute, and B) move into ****ty school districts.

GT and Nottingham are both nice.
