Friend is home shopping for a starter home. Focus is south of West 18th Street.

Any concerns or insight of the area? Lot's of Aggies in there? Thanks.

I'm not sure what his definition of a starter home might be, but he'll be hard pressed to find too much inventory below 400k. Although, there are several listed now that might serve a good starter home in the lower 300's.

Family with two very young kids with budget up to $500k.

Quick search of HAR and it's mostly three story townhomes with small, if any, yards.

Tradition ranch homes look small.

Was it Allison where there were some homes flooded for first time? I guess that was closer to the bayou going through.

I'm just east of the bayou and my house flooded during Allison. Water hasn't come over the curb since we bought it in 09.

I live in Timbergrove just south of 18th near Ella, and there are probably 6 homes for sale in the couple of blocks around us. So there are non-town homes out there. Not sure how much most are listed for, but I'd assume around 350-400.

How's the crime in that area? I lived there in '11-'12 and there were w lot of break ins it seemed. I loved the area other than that though.

No I moved because my property value in the Heights was at an all time, unsustainable high, and I was tired of living in a townhome.

When I move again in 5-7 years I'll have to consider kids. I wouldn't move from where I am now if I had the choice, but the schools are horrible.

We've lived here 4 years, and all I've had was some idiot who stole the side mirror off my Tahoe when our car was parked outside the gate.
We love the neighborhood.
And yes, Sinclair is becoming a school worth considering sending your kids to as I have been told.

We've lived here for 4 years, and the only issue we have had was some idiot who stole my side mirror off my Tahoe that was parked outside the gate.
And for Sinclair, yes I've been told that it's getting much better.

I'm on Tannehill - Lazybrook Section 2. The house has been in my family since 1967. My grandparents built it, and I bought it from the family when they passed. Been here for three years, and we love it. It has never flooded, and on Memorial Day, it didn't go over the curb.

I own a real estate business. If your guy is serious, I'd be happy to answer questions for him. -cg

I live on Droxford 1964 build oversized (14000) lot. 1/3 of the homes on my block are Aggies. I've experienced no crime in the 2.5 years I've lived here. Relatively low turnover- neighbors on either side of me have lived here multiple generations. Lots of renovated homes and well maintained yards. Voluntary HOA fees. Multiple parks. I don't know why people are spending more to buy in oak forest, candlelight plaza, etc.

Because generally the houses are nicer in oak forrest.
