We need to replace some of the windows in our 1970 house. We are located in west memorial / spring branch area. Any suggestions on companies to call? My wife got a quote from UltraWindows today and we want to get a few more.

It's our first time to replace windows so any additional wisdom would be great. I.e. vinyl vs aluminum. Or brand if that matters.

Vinyl double pane.

Give JP at SaberRetro a call @ 713.397.3883.

He's an Ag and is who we are currently using to install replacement windows on our house. He has a crew that appears to be very highly thought of as multiple people that have come on site have had great things to say about them.

Vinyl double paned is the way to go. Highly efficient compared to aluminum. You might consider getting the ones that open inward for ease of cleaning...not sure about the cost but it's a great feature to have.

Vinyl double-pane, double hung. Just did the front of my house and installed them myself. Saved me some caish!

I went with Superior Windows in NW Houston but they go anywhere. $450/window and they are very solid -- won't sag. I think the manufacturer is NT Windows

Single hung should be the standard in vinyl double pane windows. If you are shopping manufacturers that offer both single and double hung windows, I'd recommend going with single hung on the first floor and double on the second floor.

I don't know that I'd ever need to lower the top window so the only real benefit I saw in double hung would be on a multi story home. With double hung you can clean the exterior portion from inside the house. That would be benenficial on second story windows but not overly necessary for windows on the first floor.

We will go with single hung because one story house. We had double hung in our previous second story house.

Ultra windows sells don young windows out of Dallas. They have an aluminum product that has a thermal layer. This supposedly helps the insulation properties on aluminum.

We ended up going with simonton. We also got quotes from window world and gulf coast windows.

We used Allied Siding and Windows a couple years ago and highly recommend them to anyone who asks.

Just had renewal by Anderson give me an estimate this weekend. Got the price down to $18,000 for 10 windows. Granted they were 71" tall windows, but damn, I'm not paying that much to replace my windows.

Renewal quoted me 28k for 14 windows

I didn't bother with Anderson but we did have Gulf Coast come out and they were very similar. They quoted $32k for 17 windows and a door. The door install did not include any of the brick and wall demo for the door. I politely let them know that was well beyond what we were looking to spend.

So what are reasonable rates for double pane windows?

I think there are a lot of variables that can impact your pricing.

Window World had a pretty straight forward pricing structure and they claim to operate a low margin, high volume business model. If I recall correctly they were half the cost of Gulf Coast in terms of the windows. While they sold doors they didn't offer installation. They were pretty pretty honest in saying their door buying power was not near the level of windows and said we could find comparable products for a lot less.

Again, I paid just under $500/window for double pane/double hung. To install them would have been another $150/window. These are really solid windows. The reason I say that is that although they are vinyl, the vinyl has a honeycomb design inside to strengthen them. Inside these windows is two metal bars that add rigidity so they will never sag. I bought them from Superior Window Company 281.440.7200

Renewal quoted me $24k for 22 windows.

Wonka, how do you like your windows so far? We just got a quote from Superior for 32 single-hung or picture windows for about 16,300. 5 picture windows are small, but the front foyer window is a mammoth 5ft x 6ft with a large arch-top window above it. 3 back ones are ~40 x 96 so we have alot of glass and he said never to go double-hung on windows that large. I'm leaning towards them due to the aluminum reinforcement and the fact that other installers don't warranty sagging. I met with Dale for about 3 hours last week. What series of NT did you get? I believe we were quoted the Presidential lines. Shoot me an email if you have any pictures or any info to help me make my mind up, thanks bro!
