*disclaimer – I’m a first responder in Pearland and have lived here for ~10 years.

Is there crime in Pearland? Yes, but no more so than other cities nearby. I’ve got buds that live and work in League City to include first responders there, and LC has issues as well – just like any “mid-sized” city.
I will agree I’m not a fan of all the apartments that sprung up either, but much of the crime is imported from Houston and Missouri City. The west side Pearland Wal-Mart is one of the highest crime areas in town, and it is primarily driven by the thugs coming down from Houston or up from Mo City since that Wal-Mart is the most central cheap big box for them to shop at. We just avoid it. Interestingly, the Target across the street isn’t terribly priced, and is a much nicer store all around.
There is nothing fundamentally wrong with Pearland Farms, but for me personally, I wouldn’t care to be close to the small industrial area nearby. But Pearland Farms is located nearby Hwy 35 and is within easy access to Pearland Parkway, which will help you get your commute started.
Things to look for before buying in Pearland is what schools you’re zoned. Check the school demographics and other statistics etc…There are several really good schools in the Pearland area and some that are just ok.
You should also do a driving tour with your realtor. Things the realtor should be pointing out is what you’re seeing and not seeing when you drive through various neighborhoods. If you see 3-5 cars in most of the driveways/front curb in a neighborhood, you’re likely looking at a neighborhood that is requiring more than one generation of family living there to make the mortgage. If you see a ton of pick-up trucks and older cars, you’re likely looking at a more blue collar neighborhood. This isn’t a bad thing, it just is an indication of who is living where.
The farther west you go towards 288, the more likely you’ll be to have neighbors that work in oil & gas and the medical field, which also means you’re more likely to have a bigger diversity in ethnicity etc…again, not a bad thing, just a thing.
You should also ask the realtor how certain neighborhoods do when there is a heavy rain. Also ask which neighborhoods are within the city limits and which are in the ETJ. The difference is the city has city cops patrol, and the ETJ just has county sheriff patrols. Both areas have Pearland Fire & EMS however.
