For those that live in The Woodlands, what area do you live in and why do you like it? Looks like we are moving out that way soon and would like to get opinions on different areas. Thanks.

I was born and raised in the woodlands and stayed because of my job. I grew up in panther creek, high school in grogans mill and now sterling ridge. Sterling ridge and alden bridge are nice but small lots and a hell of a drive to get to 45 or the mall area. Panther creek and grogans mill, oldest houses a little run down, still nice parts though and large lots. Imho cochrans crossing would be your best bet and most ideal. Its basically dead center woodlands. Large lots and houses from early to mid 80s .there is also indian springs which is nice too. Id personally stay away from creek side village or whatever its called off gosling because 1. Its harris county, taxes are higher 2. Small lots 3. That neighborhood is like any new neighborhood these days with houses thrown up quickly. Grogans mill, panther creek, and cochrans crossing have some neighborhoods that are custom homes only, all the rest are your basic houses with every 4th house is the same. Alden bridge and sterling ridge a majority are cookie
cutter. Any village though can fit your budget and style. In order of best neighborhoods and size it would be cochrans crossing, indian springs, grogans mill, then panther creek. That's what I think.

Oh and stay away from timber lakes timber ridge. Flood prone after every heavy storm. And it's a little rough

Carlton Woods. I like it because I can leave my Ferrari unlocked and no have to worry about the poors taking it.

I'd probably pick Grogan's Mill, just to avoid a longer commute to/from I-45 or the mall/town center area. I grew up in that village back in the 80s (probably a 10 minute walk to the town center, which didn't exist back then), it was nice then. I'm sure many of the homes now need updating due to being built in the 70s/80s.

Grew up in Panther Creek. Loved the fact that I was only five minutes away from the mall, theater, and most of the restaurants.

I live in Grogan's Forest (Research Forest and Grogan's Mill) and absolutely love the location. 3 minutes to 45, 5 minutes to Market Street, The Waterway, and Mall. Homes built 2004-present so there's no run down older homes to deal with.

We have lived out there for 4 years now (moved from ITL) and love it. We live in the Indian Springs area (house built in 2001), which is about half way back. You really need to get out there and see it, go around with a local agent, etc. As mentioned, Grogans Mill and Panther Creek are the closest to 45, but the houses are the oldest. There are some nice areas in Panther Creek off of Lake Woodlands, but the nicer homes that are not in need of updating are going to cost quite a bit more than a comparable house in other villages.

It all really depends on your tolerance for being farther back... 15 minutes (from my house on a heavy traffic day) from 45 vs 5 minutes from 45. If you're working in The Woods (or north Houston) - which it sounds like you might be, you may not be as determined to live in the front.

The exception to the rule is Grogans Forest that Linz02 mentioned. I don't know anyone that lives there, but it is close to 45 and newer homes.

I will be going to downtown, but not everyday. Probably will take Metro when I do also, my schedule allows for a lot of flexibility. We are going on Wednesday, most of the homes we are looking at are in Alden Bridge (Kuykendahl/RF area) and Grogans Mill.

You're going to want to ride The Woodlands Express, not Metro.

Interesting you're looking at Grogan's and Alden Bridge... that's like the complete opposite ends of The Woodlands.

All of the villages have nice areas, ones in the front will have more trees, will be closer to 45, and generally seem to be more affordable but the homes are older... as you go back, homes get newer, trees get fewer (though there are still a lot of them).

Good luck in your visit... I'd strongly recommend a local agent (if you're not using one now). We tried to use our in-town agent to help us out there, and it was a disaster. She didn't know the ins and outs of the areas, what kind of development was planned, what historical sales were like, etc. We looked for months with her before we scrapped it and got a new agent... with our new agent, we found our house (in an area we weren't even looking before) in our first visit out there.

Also - we live right around Kuykendahl and Woodlands Parkway - there's a lot of homes right around there, and having those shopping centers nearby is great. If you're looking at Kuykendahl and RF, you might as well check out that area as well.

I meant the Woodlands Express. Sorry about that. We have a local agent. She is wanting to show us several areas I think. Those are the two that came to mind.

live on the front side of cochrans near shadowbend park and lake woodlands drive.. love the location. 3.9 miles to 45 takes 7-8 minutes.. schools are walking distance for the kids.. 2.0 miles to woodlands express.

My house is in Cochrans Crossing and I have a lot in CW that I may build on some day. Been here since 1998. Nice thing about TW is that the lower end price points are around $150m for something that won't need much/any work built in the late 90's, and from there you can go as high as you would like to go $25M+.

If I were looking for a start here, I would consider buying an older property on the former TPC golf course in Grogan's Mill. Better yet, 2 adjacent properties. Fix one to your taste to live in, but don't spend a lot of money. Fix the other for rental. In another 5 - 10 years the custom home builders will be tearing that stuff down (for double lots) to build high-dollar properties due to the proximity to I-45/mall/dining. If you can afford it by then, you are in now for a dirt-cheap price. Or you can reap the profits. In fact, I am thinking about picking up some of those properties myself, but I haven't the time to deal with renters and property managers at the moment. Just a thought.

Spring Trails or Benders Landing is a nice alternative to The Woodlands if you need to hit the Hardy

cj03, I live near you. I'm at Lake Woodlands and the second (from the freeway) Panther Creek.

Best location in The Woodlands. Straight up to Cochrans Crossing Village Center, straight down to Panther Creek VC, straight back to Indian Springs/Sterling Ridge VC, and (most importantly) 2-3 miles down Lake Woodlands from 45, the Mall, Pavilion, Market Street, Waterway, etc.

Within a mile radius of my house (maybe even half mile) you can find houses from 150k to 5 million.

I also agree with buying a house on the TPC course. I wanted to big time but my wife wouldn't go for it. She didn't like Grogans Mill.

Grogans Mill is a little too old compared to some of the nicer parts of The Woodlands.

Whatever. I checked the map on my phone before getting on the freeway as always.

Took Grogan's Mill to 45 instead of Lake Woodlands to avoid the police chase at Woodlands Parkway, then took the Hardy Toll Road to avoid the wreck at 1960.

No big deal.

While not officially in The Woodlands (I think)....we are moving to new home in Shenandoah. half a min to I45. That was prob the biggest advantage for me..since i work ITL. All the neighborhoods mentioned above are nice. We wanted new construction and close proximity to interstate.

i liked some of the houses we looked at in Shenandoah but you could hear I45 from the backyard pretty clearly.. same thing with houses that backed up to lake woodlands and woodlands parkway.

and most people up here consider Shenandoah in "the Woodlands".. i am not sure how that will work when the Woodlands votes to become a real city in 2014.. are there other island cities out there?

The woodlands paid a $75 MILLION dollar extortion payout to keep Houston at bay...

Incidentally, one of my first jobs was planning the major infastructure of the phone networks for a considerable portion of The Woodlands, back when it still was mostly woods. You used to be able to tear through there with no problems. Now there are soo many lights and stop signs between Kuykendahl and FM 2978 and I45. Progress.

Sounds of traffic are fine with me having lived ITL better part of my life. No worries about noise pollution. And yes there is new construction off Grogans Mill n Wellman.
