Gleannloch Farms vs Windrose

How long do you want to ignore this user?
Good morning all. Looking for a little personal input or experience from anyone who may live in one of these communities. I have to be out of my current house by September 15th and I have narrow the home search down to a small handful of homes within these two subdivisons. Anyone live in either comunity and care to pimp or tell a few cautionary tales of personal experience?

I would think about location. Would you rather be by 45 or 249. They made K wider recently so there's 1/2 the traffic in that area and you can take spring cypress straight to 45 or the Hardy. On the other hand, they just built the HEB and Vintage shops on Louetta and 249. The area is looking really nice, even though the rent in the vintage area must be out of control since there's only 3 shops there.

If it were me I would probably go with Glenloch Farms. I think it is a little nicer area overall.

I looked in Gleanloch too, but between the noise from the railroad tracks and hooks airport we've never been too serious. Beautiful houses in there though.

We just sold our home in Gleannloch (company moved me to California). Let me tell you, it is a fantastic place to live. Hooks or the train never bothered us. In fact, I can't remember even hearing them.

We live in Windrose, and love it. My only complaint would be the upkeep of the detention ponds. Wish they would spend some money on them to make them look like an "ammentity". Otherwise we wouldn't consider living elsewhere.

I love Gleannloch. Moved over here from Lakewood Forest. I have an enormous backyard with a great view of the Loch course.


I have NEVER heard a single train or airplane sound inside the house. Must be the energy star insulation and double paned windows. Never heard a single complaint from anyone about either........it's a complete non-factor.

I worked at the walgreens right across from Gleannloch. It's a really nice neighborhood and that area is expanding more and more. I don't know the other area but everyone around there loves the area.

been in GLF for 3 yrs. we live pretty close to the rr tracks and you rarely hear anything. Other than the occasional Lear takeoff planes arent much of an issue either.

I just sold my home in Gleannloch at the end of July. We had 3100 sq. ft we sold for $235k.

I have a friend that lives in Gleanloch and one that lives in Windrose, I like Gleanloch a lot better. To me the development of the community is a lot nicer in Gleanloch than Windrose, that is not to say that Windrose is not nice.

Very similar communities. I agree with the poster re location. If you need access to 45 or Hardy, then Windrose is better.

You will pay more in GF for the exact same house in Windrose. When we looked about 2 years ago, the difference was $20-30K higher for new construction in GF. (We were looking at Newmark homes; others may be different).

Also, if they ever build the Grand Parkway it is slated to run along the northern edge of GF (where Boudreaux is now). I think this will devalue the homes in at least the northern portion of GF.

On the contrary, if the Grand Parkway runs where Boudreaux is I think it would be awesome for Gleannloch. Why?

1. Extremely handy.
2. The developer left a buffer of land for commercial development that would insulate Gleannloch from any noise. It's slightly over a half mile from the rear most house to Boudreaux.

I just know I wouldn't want to pay a premium to live less than a mile from a freeway.
