My wife and I are looking at a couple of houses in Nottingham (Kirkwood between Memorial and I10). Anyone have any opinions or info? Thanks in advance.

Nice area. Don't live there, but go to church near there. I think the schools are pretty good if you have school aged kiddos.

Grew up around there. Check to see if the neighborhood is still split between HISD and KISD, in which case, you'll want to be on the KISD side.

The west part of that neighborhood backs up to some shady apartments. Those apartment dwellers tend to exit Kirkwood and drive thru that hood to get to their hood. My advice would be to get just east of Kirkwood if possible. If not, stay as far east as you can get...

I was going to buy a house there...being the west side of Kirkwood on but decided against it after the inspection. The house is still on the market 2.5 months later. The more affordable homes over there seem to be the homes located in Nottingham west 2 (west of kirkwood and backs up to the apartments) and Thornwood.

Why do you like this area? You realize (downtown access-wise) Eagle Springs and Fall Creek are just as far. People seem to forget that part.

its northeast of town. i think the nottingham area is very nice, dont get me wrong. its just that people forget that the beltway west is just as far as the beltway north. and generally speaking, you get more bang for the buck at 59N and the Beltway than you do at i-10.

True, but my wife and I work in the galleria area. I have family west and most other friends live in the galleria, so we are looking at Briarmeadow, Briargrove Park, Timbergrove, Nottingham, and Walnut Bend. Have also looked at Thornwood.

Kimberly is one that I know cuts thru. I don't know if there are others.

To counter on the positive side, there's a cool public waterpark at the end of Kimberly where it hits all the apartments. If you have kids, being walking distance to the waterpark might outweigh the negative of being closer to the apartments....

We kinda looked around the whole area you're talking about when we bought 2 yrs ago and felt that the neighborhoods west of Dairy Ashford were a little better value for the same house. We ended up in Fleetwood, but we found houses we liked as well in the Westchester area (I think that's what it is called, SW of the Memorial/Dairy Ashford intersection). Thornwood seemed a notch below the other hoods in that area in our opinion.

Bad thing about our part of Fleetwood is that it feeds into Katy ISD (not necessarily a bad thing, but a long drive to Middle and High Schools) but we send our daughter to private school so the school district wasn't a deciding factor for us.

Look in Fleetwood? Thats where I grew up. Still very nice area.

Memorial Thicket and Barkers Landing still nice too, and Katy schools to boot.

USed to be Mayde creek HS but too many people complained and now its the ultra competitive Taylor High. I thought all of Fleetwood is Katy ISD? I grew up in Fleetwood West (Redwood Place). They were the last Homes Kickerillo Built in Fleetwood.

Acutally, the house next door to my moms is for sale. You may want to check it out. Quiet Cul De Sac, and already 2 aggie families on the street (kids out of the house though).

I live in Fleetwood and I love it.

Bill, stay out of Walnut Bend...I had my first house there and if I wouldn't have sold it to my neighbor, it would probably still be on the market.

have you considered south? Willow Meadows and Willowbend are at a similar price point with much better access to the Galleria. They're located at South Post Oak and 610, just south of 610 and east of PO. A lot of the remodelers working in the I-10/Beltway area did a lot of work in this area. har.com 77035 and check them out - in the 300k-400k range, there are some really nice options.

K3- good to know, for some reason the whole family thinks we should move into Walnut Bend because you used to live there. Thanks for all the advice. Keep it coming.

What is it about this part of town that rononeill is trying to keep you from?

I work near these neighborhoods and drive down Memorial on my way home and I like it quite a bit.

no, the neighborhood is very nice, dont get me wrong - and the schools are very good. it's just too far from town for our preference.

its just a little bit of devil's advocacy on the variables that are associated with the area - 30-45min downtown commute, pricepoint, quality of neighborhood, etc.

I think if you're going to be outside the beltway (and not 30 miles out like the woodlands)...that's the direction I would go.

Many of my friends grew up in Fleetwood, Nottingham Forest, and Barkers Landing and there was always a good neighborhood feel over there.

I should probably mention that we are looking for something under $300K, hopefully well under.

I currently live in Nottingham West and we really like it.

We moved in about a year and a half ago and have had no problems.

Most (if not all) the people in the neighborhood are real nice and willing to help with anything you need.

A custom home builder is currently weeding out the homes in rough shape and putting up 600k mansions.

I10 is almost finished so commuting inside the loop shall be a breeze.

The neighborhood is still in Houston so you have to worry about crime (what neighborhood dosen't) from the surrounding apts. We have walked our dogs all over the neighborhood day and night with no issues at all.

Nottingham West is the parts west of Kirkwood. They are generally much cheaper than Nottingham.

There's a house for sale by owner at $290k in Fleetwood (south) on a cul-de-sac with only about 5 or 6 other houses. Very quiet street and looks pretty sweet. New roof, two story but it's kinda 80's mod, not one of the more traditional houses in the neighborhood. It probably doesn't show up on HAR.

The street lines up with River Roads but I don't think it's called River Roads. Maybe Cranberry Cirle sounds right.

Do any of you in that live in the Fleetwood area know about the elementary school the neighborhood is zoned for (Wolfe Elementary). I've heard a few bad comments about it and am trying to find out more info as we are looking in the area as well.

We currently live there. Great place. Nottingham West is west of Kirkwood. Nottingham is east of Kirkwood and in SBISD.

We love the area. Pound for pound the area is hard to beat for neighborhoods.

Prices are rising pretty steep. Seems to be a lot of new jobs/buildings out this way and also Memorial area kids paying top dollar to move back near their neighborhoods they grew up.

Stay out of that area. Briar forest is rough with the Katrina virus.

Yeah, the stretch of Briar Forest from the Beltway to Kirkwood should be avoided at all costs. Head North towards I-10 rather than South to Westheimer if at all possible.
