If you don't have to commute, Aledo is good.

Southlake/Colleyville/Grapevine are all good, money will go furthest in Grapevine, then Colleyville, then Southlake.

I'd take a serious look at the Fort Worth recommendations and add others
  • Ridglea (Esp. adjacent to Westover Hills)
  • Ridglea Country Club Estates
  • Tanglewood
  • Fairmount
  • Ryan Place
  • Park Hill
  • Berkley
  • Westcliff
  • Mira Vista can feel far but you can jump on the toll road to downtown pretty easily
  • Monserrat or Montrachet may be options too, but i've only built pools there. No idea on house costs

Let's do Rogers Roundhouse for the 109 and 110 crew.

Another 76109er here. We looked at Aledo a few years ago. I'm glad we didn't pull the trigger, the more I hear. If your kids will be super into sports or band, you will be fine. If not, good luck.

I enjoy the proximity of living in 76109. Tanglewood and OPE get equal pub for elementary but Tanglewood is more like a family imo after having kids at both. I only have two downsides for 76109 that will be the same in most affluent areas. 1) if you have a kid that is not neurotypical, it is a struggle to get support and there is a ridiculously high focus on not having students that impact STAR test scores negatively(More specifically at OPE) 2) being surrounded by TCU fans

Slumming it in 76126 i guess.

Technically my shop is in 76008 though.

OPE has a fantastic SPED program, and administration sees it as a priority...and Kinder Frogs is in 109...

Wedgewood Academy is wonderful. Ditto Starpoint.

There is likely not a place with more options for Neuro atypical..

I went an interesting route… Tanglewood, McLean, Arlington Heights. Mom taught at Heights so I followed her there. I think I turned out alright too. #PublicSchool4Life

Aledo schools are better than most, but the schools today (and in 5 years) aren't what earned the rankings and reputation you're attracted to.

Me, with that budget? I'm spending $500k-$600k in Ridglea Country Club Estates, leaving possibly $100k to remodel. With the $8k/ year I'm saving in property taxes vs a $1mm house in Aledo I'm paying for half of a Covenant or SCS tuition (all of it if you're mortgaging at 7%). But before that, I'm trying to get into Great Hearts or transfer into TWE or OPE.

Then I'm enjoying everything being within 10 minutes of me.

My advice would be pretty close to this. We live in Ridglea North and I've not seen many houses sell for over $1m, the majority have been just below that post renovation, in the $800k range if they need to be renovated.

Admittedly, the schools are not great. Most in the neighborhood sends their kids to FWCD or Trinity Valley. My daughter attends FWAFA because she's very theater and music focused, but if she hadn't gotten accepted, FWCD was our fallback. Great Hearts is also a wonderful option, but I don't know anyone in the neighborhood who attends there. Montessori School of Fort Worth is also right in the neighborhood and has a great reputation.

I'm 25ish minutes from the HEB on Hudson Oaks, but Central Market is less than 10 and both stores deliver to the neighborhood.

I absolutely love living here. The people are wonderful, the neighborhood goes all out for Halloween and Christmas, it's really magical. The mayor agrees, she's a few doors down from me. We are super close to everything Fort Worth has to offer. I personally wouldn't live in Aledo because I feel like I'd spend too much time driving into FW anyway. And I would die before I'd live in Keller, suburban wasteland that it is.

If you're interested, check 76116 (east of Ridglea Drive, west of Bryant Irvin).

If you're down the street from MP, sounds like you need to join us in Berney Park Tuesdays and Fridays at 0530 wearing running shoes.

Oh good lord, I hate running so much. But it's always nice to meet aggies in the neighborhood, so when I get back to town in mid-august, maybe I'll give it a shot!

Haha! I can assure you I was in the stands and not on the field that year... basketball injury the year before reduced me to a single sport athlete for 2005. Definitely one of my biggest regrets! DM me the rest of the where they are now though list, I want to see how I stack up.

I plan to send my kids to McLean and Paschal. I went to Lamar High School in Houston, a huge, urban, diverse school and I loved every minute of it. My wife went to highland park in Dallas, SMU, has a graduate degree and works twice as hard as I do for about half the money. So I think it will turn out just fine. Better to grow up in the real world than in a sheltered environment IMO. Thankfully my wife's mom grew up poor in Arkansas and raised her to be normal, she is the opposite of what you'd expect from someone who went to those schools.

Out of my Tanglewood -> McLean -> Arlington Heights path, I enjoyed all 3 immensely and have very good friends to this day I made at all 3 levels of schooling. I obviously didn't realize it at the time as a kid but Tanglewood wasn't the real world. I have good friends sending their kids there now it sounds like it may even be less of a real world environment than it was in the 90s which is saying something. I would have gone to Paschal had my mom not been at Heights. A bunch of my friends went to Paschal and my mom ultimately taught there as well, so my brother went there. I'd have zero problem sending my kids the McLean/Paschal path if I lived there still. I subscribe to the "real world" of schooling approach as you do, but hey, totally my opinion and I won't tell anyone how to raise their kids.

Our kids are at SCS. Lots of FWISD defectors are enrolling there and it's picking up a lot of steam.

We have kids at St. Andrews and Nolan Catholic. Both have been good choices with a great community. Both offer a classic Catholic education. We've heard great things about Tanglewood and OPE as well.

I went to SCS for high school. I couldn't believe what the tuition is now when my friend (who also went to SCS) told me what it cost for his 9 y/o when he inquired.

Between the two in the OP. Aledo

But I definitely recommend grapevine/colleyville/southlake getting consideration. We're in Colleyville and lived most of our lives in the HEB area. Oldest(6yo) in a local private school. Youngest in Montessori.

The mid cities is really convenient to the entire metroplex.

My wife('03 ag as well)is also a realtor if you're interested in help with that. Her brokerage is Aggie owned too.

Aledo is not going to be the same with the Walsh Ranch developing, don't blame anyone that wants to move out there but just realize that things are changing.

Live closer to family & your support system if you can. No commentary on Aledo.

Agree with the Southlake/Colleyville/Grapevine recs. Convenient to all of the metroplex, great schools and proximity to DFW and DAL to some extent.

I'm surprised there aren't more recommendations for Ridglea Hills. It's a great neighborhood with a very active association that hosts holiday events for families and kids + a legit firework display for 4th of July that is shot over Luther Lake. Ridglea Elementary is very popular but the middle school is pretty poor (Monning). There is also a Primrose school in the neighborhood that offers year-round childcare. We didn't consider Ridglea Montessori because in the summer they are not open.

Commuting west is only going to get worse as more development occurs. They did not plan highway expansion to match western growth and population increase.

RHES is not the same post COVID. Lockdowns, masking, and summer of love antics pulled out many of the Pre, K, 1st grade families (read: involved) who could afford to do something else (charter, home school, private). Still better than many, but not the wonderful place it was in 2019, especially in younger grades.

More bang for your buck in RCCE, same school zoning. Drawback is a different little league zone, if that matters.

We lived in Keller for 10 years but was tired of the commute to Lockheed. In Aledo now and love it. Can be anywhere from Weatherford to almost downtown Fort Worth in 20 minutes. If you like trails/hiking/mountain bikes I'd suggest Parks of Aledo, though it will likely be a bit below $1M.

I agree. I think people are thinking Keller as the 76244 zip. 76248 is real Keller and with a $1M budget you can get a nice home in a remote area with plenty of room. Aka country feel but in literally in the city. 10 minutes from the airport, equal distance to Dallas and Fort Worth as well as great shopping, dining, lakes and great schools. Hell, you can even put your name in the hat for the Westlake academy lottery if you want. I don't get the Aledo obsession, it seems isolated unless you're only worried about getting to Ft Worth.

We live in Keller and love Northeast Tarrant. I office in Benbrook/ Aledo 3 days a week and can tell you that Aledo will be unrecognizable in 5 years. The amount of growth and development coming to that area is staggering. If I were to live anywhere that far west, I would go ahead and buy a place in Brock Texas. Just move that far out so you have 10 years to beat the growth before you need to move again.

We live out in the Benbrook/Aledo area and love it. I grew up in the HEB/Grapevine area. While it was very convenient, it has gotten over crowded for my taste. I think my parents have the last 3.5 acre lot in North Euless.

Our kids were going to SCS, before we jumped onboard the Great Hearts charter school that has been a better education for our children and for free. However, Great Hearts doesn't have many sports options yet. I know that's a factor for many. We opted for club sports and have made it work out.

I work from home and no longer have to travel. What travel I do for work I can do from anywhere. I'm looking to move even further West at some point. The elbow room is nice out past Aledo and towards Brock.

Would love to meet up with some other Ags and watch some games this Fall. The new Lola's location on Berry street might be a great place to watch some football!
