Yep. That's why I said what I did on the DCAD thread about making moves now to get out of DFW. Turning 40 this year and at current rate even if your house is paid off, the biggest retirement expense will be property tax. Not insurance. Hah.

Not sure, but I am getting the hell out of Texas unless the wife agrees to drastically downsize both in terms of size and quality.

At this point, down sizing wouldn't cost more, since my taxable value has only gone up 10% per year. I would pay more for a house half the size of my current one...

Any recs for a Collin County protest specialist? We bought in 2021 and missed the insane runup in market values, but just caught a 44% tax assessment increase and $100k more than we paid in July.

You don't need anyone, just follow the procedures for protesting and send in your closing paperwork as evidence of the actual value.

They arent required to reduce to my purchase price as assessed values are based on 1/1/2022, not July of '21. And I wouldnt mind seeing it get reduced below what i paid.

If I remember your TexAgs handle correctly, you helped my wife and I buy/sell our house in Lake Highlands a few years back. My handle should give away my identity a little easier than yours does.

If I'm remembering correctly, I hope all is well and just curious where you wound up moving to?

just ran our calculation using the exemption calculator (thanks a lot Prosper ISD - $25k off value for Homestead).

$20k in property taxes... lol. ridiculous.

I did the exact same thing as you're describing last year. I bought in June 2020 and protested in May 2021 with purchase price. They didn't lower it all the way down, but they lowered it below the 2020 valuation that the previous owner had.
Good luck with whatever black magic you think you can cook up to get it lower than your purchase price.

I feel lucky that they only raised mine 4%. I'm debating if I should protest because I literally closed on the house the week of Christmas.


EDIT: 4% over the sale price. looking at assessed value in 2021...it's up 32%.

Closed around Christmas 2021? If so, I thought it was a pretty much guarantee that they would match your sale price provided the closing documentation.

Hard to fight land which is why they did that. Dallas flipped the values on us 3 years ago because they figured that out.
