Work in Carrollton - where to move?

I currently work on Belt Line in Carrollton, mid-way between 35 and the tollway. We live in McKinney, and the commute is killing me. I like the job enough to keep it and move rather than finding another job closer to where we are now.

So far, I've been looking in Far North Dallas (Richardson schools) and Northeast Carrollton (Lewisville schools). Any other places I should consider?

Goal 1 is commute, 2 is quality of elementary schools (I'll worry about middle school later).

Anything in Dallas ISD is out, and private schooling kids isn't an option I want to consider at this point ($$)

really thats 2 of the better areas for where you are working (NE Carrollton and Far North Dallas).

if you want to consider just a little longer commute but not really bad at all and be a little more small town feel like you probabaly had with mckinney....consider Coppell. It would be a straight shot down Belt Line which is pretty wide and runs fairly smooth most times.

I lived there for 25 years until recently in 3 different houses.

Most people don't know where it is because no highways run through it which helps keep it isolated a bit. So there is no highway buildup of malls/chain restaurants, etc. It is a true "bedroom" community with few apartments but homes raning from 120K starter types to million dollar types. Also there is no rapid transit (no Dart buses or rail). But just 10 minutes in any direction is all of that stuff.

It is located west of Carrollton/Farmer Branch, north of Irving/Las Colinas, east of Grapevine, and south of Lewisville...yeah that means it is small only about 5 miles wide by 3 miles . It is between LBJ on the south side, 121 on the west/northwest and I-35 on the east. Also the relatively new 190/Bush runs just down the east side of it where Bush turns south at I-35 so that helps for getting out to Plano/Richardson/North Dallas area when you need to. Downtown is only 20 minutes down I-35. And you can get to Ft. Worth/mid cities farily easily on the other side via 121 now that the major reconstruction is done on that around the airport.

It has really 2 main east/west roads and 2 main north/south roads through town. One main primary intersection serves as the center of town at Denton Tap and Sandy Lake road.From LBJ the exit north is Belt Line but it turns hard right as you just enter coppell and the part going north becomes Denton Tap through Coppell anmd into Lewsiville.

There are lots of parks and green space as the city mandated 35% remain green. The schools are generally good to very good.

It is like living in a little town bubble within the metroplex. 10-15 minutes to DFW Airport if you need that but there is little or no air traffic except on the far west side of the city, most planes go over Grapevine.

Population of Coppell is nearly capped at around 35K as it is pretty much built out and landlocked.

I have lived in Coppell for over 30 years. My office is on Belt Line & Tollway. Great town w/great schools.
I grew up in Richardson & graduated from Pearce. Great town. Great school.

We are in 75287. City of Dallas, Collin county, and Plano ISD. Mitchell elementary is half a mile from us and where our little dude will end up. Supposed to be a great school. Convenience wise, we are right off the tollroad to go north/south (or take Midway, Marsh, or Inwood), and right off George Bush for east/west. Close proximity to Carrollton as well. We like it here. We live in an area called Regency Park which is right at Frankford and Voss. Park right down the street with a pond and ducks. Optional HOA of $75/year.

I would venture to say that on average Lewisville and Richardson schools are in the bottom half of the DFW ratings.

Thanks for the feedback. Saw some houses in mixed states today. Sorta discouraging coming from a house that we built to something that somebody bought 40 years ago and hasn't touched at all.

Re: Schools- Richardson and Lewisville as a whole aren't rated in the top tier of DFW schools like Frisco and Allen are, but parts of each district are very good. JJ Pearce in Richardson and the Castle Hills area of Lewisville have very highly rated schools. What I'm seeing is that to afford to get into Richardson I'm going to have to be willing to stretch the budget to get something that's already been updated, or buy low in an area that can support 20k of updates being put into it. Castle Hills is pretty pricey.

The 75287 recommendation from HouseDivided06 looks promising. Looking at a few of those next.

That gets worse the closer you get to downtown Dallas.

We have a house going on the market soon in the EL Kent Elementary/Blalack/Creekview feeder pattern of C-FB ISD. Easy access to George Bush TPK, I35, 121-- you can get anywhere quickly. The neighborhood is Nottingham Estates. I don't know what the inventory looks like over there right now, but there are young families gradually moving in as the original owners retire and move. The homes were built in the 70's, but seem to have good bones.

We found a house that we really like in NW Carrollton/Lewisville schools. Keep your fingers crossed for us that everything goes to plan!
