This should be of particular interest to those who live in central to eastern Parker County and enjoy their relatively easy commute. This has been talked about for as long as I can remember, but it is now a reality, it appears.

The 7,200-acre Walsh Ranch straddles Interstates 20 and 30 just west of Fort Worth where the two highways converge, encompassing a little more than 11 square miles and some of the most picturesque land in the region.

At buildout, the taxable value of Walsh Ranch could exceed $6 billion and the Walsh Ranch will be among the largest master-planned communities in North Texas.

RPG has several tasks to complete, including in-depth planning and final plats, before it can start construction, Wagner said. RPG said it hopes to begin construction this year, with the first set of lots, between 300 and 500, ready for home builders about 12 months later.

Wagner said it expects home builders to have some models and speculative homes ready by spring 2017. Each home will be within one-quarter mile of a park.

The first phase will take at least a decade to complete and will have about 3,000 homes.

Tony Ruggeri, RPG's co-CEO, said, "This project as a whole, it could take up to a half-century to develop. We will work in conjunction with the family to make this vision of becoming the premier development in the nation, a reality."

Not looking forward to the additional traffic. We're just west of White Settlement (unincorporated Tarrant County) about a half mile from the Parker County line. We will probably try to move before all that gets built out.

So when Councilman W.B. "Zim" Zimmerman hears developers talk about adding more than 18,000 rooftops to Walsh Ranch to the west and other expected development, he worries about the lack of roads.
"I think, unfortunately, we are probably late to the game," Zimmerman said. "If you thought the north traffic jams were bad, it is going to be much worse on the west side, because we don't have any parallel arterials to I-20 and I-30. We are way behind the power curve."
Nearly 15 years after the growth took off in the far north, the city is just now building a community park and has yet to announce the location and funding sources for a north police patrol division. The state's expansion of Interstate 35W won't be complete until 2018.

Dallas developer confirmed to build Walsh Ranch in west Fort Worth

quote:
The development's first phase will be single family homes on about 1,700 acres, Ruggieri and Wagner said in an interview.

Between 300 and 500 homes could be built on that acreage, with the first becoming available as early as late 2016 and with "2017 being the first year of big sales," Wagner said.

Total buildout of the first phase, depending on market conditions, could be 10-12 years, he said.

Total buildout of the 7,200 acres could take 40-50 years and add $6 billion in taxable value, Ruggieri and Wagner said.

I'm assuming Walsh Ranch would fall into Aledo ISD?

We built a house just west of White Settlement in unincorporated Tarrant County (half a mile from the Parker County line) a couple of years ago but are stuck in White Settlement ISD and are thinking of moving into the Aledo ISD.

I think most people realize this is a long-term project, but many of us understand that the planning to the west is already woefully behind the current growth trend. Any development between Weatherford and 820 is going to cause more strain, and there doesn't appear to be much of a plan. I-30 from 580 to 820 is laughable.
