It's that time of year again. If you haven't protested your property taxes, I'd highly recommend doing so. It's a pretty easy process. Let me know if you'd like me to run some comps of houses sold in your area. If you recently bought a home, don't forget to sign up for your homestead exemption as well.

Used TaxProtestMap last year based upon recommendation here. They had some success and will probably use them again. Market prices should be down, so hopefully they can shave off more.

I've used them as well before. What I like about them is that there are no start up fees like some of the others. You only pay if they save you money on your tax bill.

2026 appraised values are now up on traviscad.org. I'm not sure if my value should have actually gone down from last year, but I'm pretty damn sure it shouldn't have gone up 8.6 percent. We used Ownwell to protest last year and they had some success, so I guess we'll keep using them. At least they work on a contingent fee basis.

Thanks for letting me know that TCAD had posted 2026 values.

Mine only went up 1.5%, but finally caught up to the state law caps from the previous years.

Don't know if I can sell it for their amount, but that is what the tax protest guys get paid for.

I don't know where some of these tax assessments come from.

I was putting together a listing presentation last week and the county had my client's house valued at over $1M… but the comps in the area were closer to $899K. Just another reminder that tax value and market value are two completely different things. Sometimes it really does feel like that meme where the county looks at your house and thinks it's a McMansion.

By the way, Hays County Property Tax Assessments are also up for those that live in that area.

Williamson county is also out. Mine went down as I expected.

Travis county here, up 11%, but only 2% over 2024.

I'm using Five Stone again but considering switching next year due to their new fee structure.

Williamson/Travis county line in NW Austin (RRISD). We went up 10% in Williamson.

I do not know if their pricing current structure changed, but I switched last year due to their lack of communication.

When I asked them just for a periodic updated, it appeared to be an inconvenience to them and appeared to blame me for their inability to communicate. As such, I communicated they no longer represented me.

They changed their pricing from previous years, I believe last year was the first year of the new structure for my "legacy account". Fixed base fee regardless of success was the only change, I think.

Down 9% in Williamson.

I may win(lose) the highest increase. Up 50% on market value on Lake Travis, capped at 20% for appraised value on a second home. The price had been this high during Covid, but dropped back to normal by 2022. It was also a primary home until a couple of years ago. Maybe they're playing catch up since the value had been capped as a homesteaded property. I protest every year, but this year there's a lot at stake.
