My wife, daughter, and I are in Milwood (Domain area). We love it. Easy access to downtown via Mopac. Easy to get to RR/CP/Leander/Georgetown if we want. Elementary school is great, but the intermediate and high school leave something to be desired from what we hear. Commute is about 45 minutes to downtown most days.

Yep, the 80s construction leaves something to be desired, but having seen a few of the new remodels in the neighborhood, I'm not sure that's much better.

I'm surprised no one mentioned the Liberty Hill area as well especially if you're going to be working in North Austin. I would say it's what Dripping Springs was like before people started moving there.

. Liberty Hill is already under massive development. I guess it's early but I'd rank it only a few years behind DS at this point.

I live in Oatmeal by Bertram on our family ranch. I work for Austin Energy and it takes me about 45 mins to hour to get to my office on Montopolis. I leave early on the days I'm in the office. That said, we always had the remote work perk so I'm only in the office when I need to be.

Lived in s. Austin for 30 yrs. Retired in 2017, got married, and the wife and I decided to get out of the old house (built in '64)...too old a house and the uptick in homelessness and crime going on in the neighborhood, we didn't feel safe there anymore (several incidences at our house) so started looking to resettle outside of Austin but close enough to visit the grandkids in Steiner Ranch. We looked out at Georgetown (Sun City), Leander, Liberty Hill, Cedar Park, considered Marble Falls (too far), Dripping Springs, looked at a home out west of Oak Hill near the Sweetwater subdivision, briefly considered Kyle/Buda area but didn't want to contend with I35. In the end, we liked the feel of Bastrop. Sold the Austin home in 2021 and settled there/here. We like it! Small town feel but has everything we need here. We travel quite a bit, and the 20 minute drive to the airport is very convenient. When we go to N. Austin, we exit off Hiway71 at the airport and take the 183 tollway. Can be where your work area is from where we live in Bastrop (west side, New Colony subdivision) in about 35 minutes with moderate traffic. The 130 tollway would be an alternative route also. Don't know much about the school system. But, for us, Bastrop is the ideal spot. Homes out here are still somewhat affordable. I would suggest you and your wife come scope out the area. You may like it as well.

People who work for Austin Energy should have to live in an area serviced by Austin Energy, not an attack on you personally. It just doesn't makes sense to me

We purchased an old house in the Bastrop historic district. Its great out here. Schools are getting better. We had a couple of kids go through the Colorado River Colligate Academy (early college program between ACC & BISD). I wouldn't send your kids to the public elementary schools just yet. Mina Elementary is nice, but the middle schools are underperforming. We sent our kids to a Catholic School in Austin until the 8th grade. Paid off.

All depends on how long you would like your commute to be.

Liberty Hill, Georgetown would be the best two options that I have seen. If you are okay will being a little further north, Salado is great. It is still pretty small with a great town and school district.

You can also look in the Colony out on the west side of Bastrop. We are still red out here in Bastrop County (for now). There is new construction on larger lots going on in the western end of the subdivision, but you might have to talk to one of the builders to get a full 1/2 acre lot. Quite a few down that way that are 80' frontage lots and end up around 0.3 acres in size that back up to the greenbelt.

We recently looked at making the move down there. Still stuck in West Texas for now. We focused on Liberty Hill/Georgetown.

I'm currently selling my place which is basically at 2222&360. 2.7 acres, in Travis Country (not the city) and Leander ISD - HS is Vandegrif. 5 bedrooms, 4.5 bath, pool (and pool house). Only moving due to the passing of my wife 2 years ago.

It's a rural neighborhood, never lost power during snowmagedon due to firehouse at end of the street.

Looking for something smaller (3000 sqft, 1+ acres with an extra garage/workshop.

If you are working north of the river I would stay north of the river. Though Wimberley/Dripping Springs are pretty great. But Lago Vista and Georgetown are also pretty cool regarding community aspects. Lago gets you access to their private parks on the lake, so if you are into that it's pretty cool, even when the lake is hurting like it is now. Georgetown has some really cool vibes in the town square etc...

Lived in Austin since 1988 (minus 4.5 year hiatus to College Station).....Lived in Circle C area virtually the entire time. We moved right after covid to Lake Travis because AISD is a **** show. Our oldest at the time was entering 5th grade. Best decision ever.

New High School going up in next few years and zoning has not been determined but rumored that the new school will be 3A. So you would have choices on the older/bigger High School or the newer/smaller one.

You have to pay to play to live out here but great place to raise a family.

Might be a bit more of a drive than you want but have you looked in the Jarrell area? I grew up outside Florence but think Jarrell's quick access to 35 would reduce drive time. Small town, small school, a bit more conservative….

Question for you Austin folks…. If you had lived far away for quite a few years and wanted to move back to Austin area with family (9 &11 yr olds)…where would you look to live? Need to be convenient to airport with frequent travel at least once a month, likely twice or even more. Budget approx $1m +\-

We are thinking Lake Travis ISD with Steiner Ranch as backup option….

I hate to mention politics but we're mostly non political moderate types who try to avoid both extremes…. If that is even possible these days. We've been abroad for many years now so not sure what to expect.

I've been gone a long time so may be wrong though as I'm sure things have changed a lot. For example I can't imagine the trek from Lago to AUS would be fun at 7am on a Monday morning. Or trying to find an Uber may be difficult?

I live in Lago and travel several times a month for work. I work from home, so have zero commute every day. Maybe that's why I don't mind a 45 minute commute to the airport 2-3 days a month. I just book flights outside of 9-11am and 5-7pm so I'm don't hitting any commuter traffic heading down.

From what I hear I think it's fine. No direct experience with it as our oldest is only 1.5 right now. It's definitely a unique community with some of the population just having their lakehouse here, some retiring here, and some very young families. Still has a smallish town feel and leans conservative if that's important to you. It's not for everyone though as the city was platted way back when and you have brand new homes next to homes from the 70s. No HOAs so your neighbor may have chickens on 0.25 acres. lol. If you're looking for masterplanned and crisp and uniform looks throughout the neighborhood, it isn't for you. lol. The numerous lakefront private parks and boat ramps on Travis you get access to as a citizen are wonderful though.

I have been in Steiner for 20 years. Great place to raise your kids at that age. Traffic can be a challenge depending on where you work. We will probably move soon. I love golf but refuse to join the tu CC.

You must be lucky enough to never need to drive on 620 between 8-10 or 4-7. Lakeway traffic on 620 is horrid at peak times. Been in bee cave for 16 years and avoid lakeway at all costs unless it's completely off peak. Those concrete barriers are also a pain in the rear.
