$100k increase in Pflugerville. PFLUGERVILLE.

I'm not sure at the height of the craziness I could have sold the house for this much. Travis County can get ****ed at this price.

My MIL's values are up 25.7%! She lives in east Austin. She's going to have to go with a property tax protester.

I know that if you have a homestead exemption, you're taxable value is capped at a 10% increase a year.

I owned the property for more than 5 years, but have now moved to the property. I didn't have an exemption in 2022, but have it for 2023. Is my value capped at a 10% increase, because it's not a new purchase and I've got an exemption, OR am I uncapped this year, because I wasn't homesteaded last year?

Market value according to the appraisal district increased 7.5% from last year. Honestly shocked it wasn't more.

Appraised value with homestead exemption (and I did this calculation 4 times to make sure) = 9.9999%.

Got to make sure they stay under that 10% limit and try to make me feel better that "it's close" to the market value increase lol. Still going to protest.

Good call. Appraised value with homestead exemption on our property is 9.1%. A bit more subtle but same idea.

My home is still valued significantly under its true value. I can't complain.

Should I protest my appraisal if the appraised value came in under what I paid for the home last year?

This is in Manor, TX.

Homes around me all got appraised for 30-40k less than mine and similar build. Should I protest, and how would I go about it?

Good call. Appraised value with homestead exemption on our property is 9.1%. A bit more subtle but same idea.


Filed online protest with a proposed valuation. County came back with a valuation that I agreed with.

Final value was $20k more than my initial proposal and $128k less than their valuation. Calling that a win.

Initial appraisal was more than 100k over what we paid on new construction in Williamson in August. Did the express appeal online, submitted our closing statement and suggested a market value about 50k under what we paid. They reviewed in under 12 hours and gave me 10k under what I suggested so no complaints (and pleasantly surprised).

Man alive they are asking 40% of savings now.

San Antonio is at 25-30% fee of a much smaller number on average.

CoA... it will be real interesting this year - given that I will probably get moved up because of HS cap, but at the same time value of home according to market has gone down relative to last year...

Protested the property I bought last year. I uploaded my closing statement from September last year. The county responded next day with an offer to settle…at the exact same BS price they initially "evaluated" it at. **** you tcad.
