The "Luxury" walking community was supposed to be MidTown.

Then the city decided that it liked other shiny things more.

See also the Wolf Pen Creek district (the old walkable "Luxury" area)

CoCS does a crap job at following through with vision.

Hence, they should not be involved with Real Estate.

As someone that lived in that area it really could have been something. The parks are nice. But one big apartment complex with way too little parking for the shops is just textbook dumb.

Why does the city only care about owners of property in the area and not the many renters who live in the potentially affected areas? When the city wanted to do an area plan previously (not sure what it's called, but they have one for the south side historic area and they were discussing one for the area that surrounds South Knoll Elementary), they had a public meeting in South Knoll Elementary, and they had some big maps of the area that showed which places were owner-occupied and which were rentals, and we are way more than majority rental. There were signs posted around the neighborhood about the meeting, and flyers were not just mailed to owners; they were also mailed to everyone who lived in the area.

I am absolutely offended that the city didn't even bother to announce this to tenants at all and that the survey doesn't even have a space for tenant/resident, just owner.

I live in a duplex, and my neighborhood is almost entirely duplex as indicated by the zoning on that map someone linked. If duplexes start getting snapped up and turned into AgShacks and other large "middle housing" properties, the density and traffic will be terrible. As someone else mentioned, Southwest Parkway is already terrible lately. Removing parking is not going to help. People will not suddenly have less cars. You also will ruin what is currently a nice neighborhood with a mixture of students, families, and others who don't want to live in apartment complexes but can't afford houses. You'll also price people out of yet another area if you start putting in more large properties.

I did not hear about this until after the meeting, just from seeing it on this message board. Previous middle housing discussions were more publicized, and at that time, my neighborhood wasn't on the chopping block. On this latest map, it is.

Please quit trying to rezone everything. Not everything needs to be high density. There are people who need housing to be affordable and we don't all want to have to move into apartments.

Also if you have something affecting the zoning of neighborhoods, at least have the common decency to give notices to people who live there. I'm not sure if that previous year flyers were mailed or if someone went door to door and hung notices on doorknobs, but one of those options should have happened. You can see the properties within the neighborhoods you're considering destroying/"improving" and you have our addresses from the bills we pay to CSU.

Sorry for the extremely long rant. Thank you to those who posted about this. I don't look at this board all the time so I am a little ticked that I just saw this. I am absolutely livid that not only is the city still looking at something citizens already were clear about. I am very mad that they did not notify residents and don't even have resident/renter/tenant as options on their stupid survey.

Where there are two blank lines on a row, there was supposed to be an angry face. I clicked an emoji on my phone, but I guess it's not compatible with this board.

Let's see if the one listed as a choice below the box I'm filling in shows up. If not, just know there should be an angry face to go with the rant.

Update as of last Council meeting.

I think planning development are rethinking this after a lot of rowdy folks at the workshops online and in person.

The new council may look to separate "duplex / townhome" and "Ag Shacks".

Stay tuned.

That is definitely a good move. It seems that the Council is trying to sell the idea of lower cost of housing while pushing Ag Shacks, which are not for young families and professionals starting out.

Still doesn't the address the bigger issues.

COCS needs to just back out of pretending they are competent to make any decisions regarding real estate.

They need to let private market supply and demand control the markets.

The fact that we still own Macy's says it all.
