I know there's already a TERAFAB discussion on here, but it's been around for quite a while and has become difficult to keep up with. Since things are really about to start picking up, I thought it might be helpful to start a new thread focused on the latest news and developments.

The goal of this thread is to share facts, news, and observations related to the TERAFAB project and the impact it will have on the Brazos Valley.
Things that would be great to post include:

I've been researching this project quite a bit because I'm genuinely interested in how it could shape our area over the next several years.
One topic I'm especially interested in is where the growth actually occurs. Large industrial projects often create ripple effects far beyond the facility itself. It'll be interesting to watch which parts of Bryan-College Station see the most residential, commercial, retail, and infrastructure investment as this develops.
Personally, I think the southeast side of College Station will be worth watching closely because of its location relative to the project and the amount of land available for future development. Time will tell, and that's part of what makes following this so interesting.

I know we are still waiting on Governor Abbott's final JETI approval, but I found this interesting: ASML the company that manufactures the advanced equipment used to build semiconductor chips said during its recent earnings call that its long-term production planning already includes expected demand from TERAFAB. That doesn't guarantee anything, but it does suggest major industry players are planning as though this project is moving forward.

I would say years 3-5 is when you will see an uptick in demand which will start raising values.

Met someone working on SpaceX projects in Bastrop today and his crews next stop is already scheduled for Gibbons Creek

I believe he was a welder of some sort.

Feb 2027 I believe is what he said is on their calendar.

If so I hope they will incorporate the design and engineering into the current project that has been reported to be close to breaking ground. And not after.

Can anyone with connections to the Hwy. department comment on this?
Gotta be a few Aggie Engineers on staff with the state.

I don't think the die has been cast on I 14 as to Hwy 21 vs 30 corridor. One could argue that Terafab makes a 21 corridor more useful as a northern approach to the complex …. But who knows. I'm certain it will accelerate that whole conversation- if not process- but I think that will be 3-5 yrs still. Just my opinion. TxDOT plans to have the bidding process completed on the 30 bridge at Navasota this winter with early work starting in 2027 if the river levels allow.

My understanding is the opposite. If the governor doesn't sign off on the agreement then it is dead. He was supposed to make a decision by the 14th but he had 7 days thereafter to transmit his decision.

If he doesn't do anything by midnight tonight, I believe the school district abatements are essentially vetoed by the governor.

Correct , 214 follows close to FM2038 and Peach Creek road. I assume it will build in conjunction with the Brazos County portion of I-14.
I was making a connection between TerraFab needing significant road transport and a proposed Interstate that may get expedited.

Thanks for sharing. This 2.9 mile 4-lane bridge project ends just past the curve at CR175 (King Oaks) ... and about 5.5 miles from FM-244 overpass. If this bridge project starts in early 2027 as stated, expanding the remaining 5.5 mile SH-30 section to FM-244 (Gibbons) can't be far behind.

I have been watching the process of relocating the waterline along Hwy. 30 that is currently progressing at a snails pace. From what I understand the new line must be operational before the old line can be removed from the new Highway dept. easement. If the waterline construction is a tell on how the entire project will be managed I would not hold my breath on an early 2027 start. I can see the construction light currently on fitch being removed and being immediately set up on 30 just about the time construction traffic for the new facility in Carlos begins. I hope Bryan and College Station are budgeting to increase their garbage truck fleets by 30%.

I'm waiting for Brazos Paving to join the two sections at Tonkaway so they aren't an accident waiting to happen. Big bump. BUT, not nearly as big as the ski slope connection for one of the bridges in the current section they're working on.

Need to update your timeline schedule. Flew over the site Sunday and the heavy earth moving equipment is already there with 200 plus acres are already cleared somewhat leveled with work continuing. If I knew how to post the video I would. Interesting is it is on the south east side of the lake accessed from Hwy 30 not at the old plant location and accessed from 244 and 171 as I expected.

General FYI...
When I lived in S. Texas I saw a lot of this when the Eagle Ford shale activity first kicked off. Anyone that owns highway/road frontage in or around the area could look into this as an option. A lot of folks installed 1, 2, 3, 5 slot mini RV parks on their property along the road. Essentially for the price of a service drop, septic, a water well (or house tie-in), and some gravel/dirt work, they were getting a few hundred bucks a week per trailer.

Something to think about for those with a few bare acres.

Will this facility use reservoir water and the 2 coal plants on site? I believe the infrastructure is still there.

Shouldn't any excess electricity go back to the grid? If so, this will be a win-win. Even better when modular nuclear is readily available.
Walk softly and carry a big stick! Make sure the big stick makes big boom noises and flashy bright lights.
