BIG NEWS: Pebble Creek Country Club in College Station has been sold to Florida-based Concert Golf Partners, a company that owns more than 40 private clubs across the country.

Why It's A Big Deal For The Brazos Valley:

This is about more than golf. Pebble Creek is one of the region's most recognized private event venues and recreational destinations near Texas A&M.

A new owner with significant financial resources could mean continued investment in facilities, jobs, events, and amenities that attract residents, visitors, and business activity to Bryan-College Station.

The announcement also included donations to two local organizations that directly serve Brazos Valley families and children, showing an early commitment to community involvement beyond the club's membership: The Bubba Moore Foundation and Radio MASH Toy Drive.

Do you think they will want to open Pebble Creek back up so they can have more access from the South? LOL

I'd calm down on enthusiasm until I saw some results. All these groups look for a 3-7 yr hold and a 12-25% ROI annualized when they sell. It's really that simple. They either accomplish it with refinancing, increased income (dues) or decreased expenses - or a combination of the three . Pick your poison.

Private Equity. Coming to a country club near you.

Concert has several lawsuits around the country as well.

Methinks the donations were to buy goodwill from the community. Maybe folks wont dive too deep into their track record…

So cynical!

There's only one certainty. Mega-investors buy to profit and will "donate to charity" to candy coat their motives. As soon as the profit projection peaks, they'll sell and exit stage left. They don't care about the community any more than any other outsider corporation.

Maybe, one day UNICEF will get into the ownership of country clubs, and then we will all play for free. It is what it is. Enjoy it for the time being.

MO on this type of deal is to squeeze more money out of the golfers by opening up more tee times on the weekends. They will often schedule two foursomes on the Par 4s and 5s on weekend dates. They need to fit more rounds of golf per week in to make more money.

The real money maker will be the facilities. Expect a decent rennovation of the bar, restaurant, and ball room, and significantly higher dues. There will also probably be an opportunity for the public to access the facilities more easily with day passes and things like that.

Will be interesting to see how the members react to higher prices for a nicer facility.

Interesting indeed. The Pebble Creek demographic seems different from the Traditions-Miramont ones. Younger, less "old money," more TAMU folks… so likely more price sensitivity than at the afore mentioned places.

Maybe they'll get a bump in membership with TeraFab coming in.

They will definitely get a PC demographic bump.

If they did that and significantly enhanced the gym, and added some free range office space, making it more of a morning destination, I could see a good up tick in visits. Or, by adding an executive lunch plan, along with the office space.

Gen 1 of Pebble Creek are moving on to assisted living and nursing homes. There will be a big turnover in the neighborhood over the course of the next 5-10 years.

I never understood why they didn't build some condos or townhomes to attract younger couples and singles, to supplement the patronage at the clubhouse.

The number of apartments in the Traditions area is unbelievable. Miramont is an anomaly all together.

You were talking about pccc, right? The club is full of young couples with young children. I believe they actually are maxed out on golf members as the course is so busy that it can't handle them having more. The facilities are significantly beneath the level of what is available at Traditions let alone Miramont. Then again, initiation is significantly less as well. Monthly fees are surprisingly not that much less than the other clubs. A bit, but not that much. What does all of the above mean with respect to the new owners? I have no idea.

I was told they intend to thin the golf membership down but rates may increase. Tee times are definitely an issue

We are currently building in pebble Creek and will dig into this a little further. Thank you for sharing even though I'm two months late.

I think the complaints about not being able to get tee times is a bit overblown. I suspect the complaints are from people who are looking for a morning tee for the weekend but waiting until late in the week and wondering why everything is booked through lunch. Tee times open up a week in advance, everyone has equal opportunity to get tee times. Also, not all tee times are full even in the mornings so if you really want to play, grab an open spot or play in one of the games the club offers every weekend.

They need to require the four member names to book or if you have a guest you are committed to paying a guest fee for those spots. This book and then figure out who is going to play is the problem. All the tee times are gone and then they sporadically pop up through out the week as people with tee times decide to release them because they are playing with another member that got a time as well.

Traditions resident and member here...

I've never met anyone at the club who lives in those apartments unless

1. Their parents are members, or
2. They're living in one while their house gets built / renovated
The problem with people that don't get it is they don't get that they don't get it.

So here is a paraphrased convo between me and (redacted high ranking MMCC staff) back shortly after Miramont opened-

Quote:

How many rounds a week do you guys average out here?

8-10

How many on staff between clubhouse and GC maintainance?

55-60

Dang you have 60 people working so a couple of members can play? How many members do you have total so far?

We only need one and we have him

Yeah MMCC is a little "different"

A buddy of mine who is a board member of Country Club of Louisiana stole the Miramount sup, what 4 years ago or something similar. Back then with tournaments i recall him saying it was 3500+ rounds a year which is crazy low and on par with 8-10 a day.

Do the people at Tad's every day come from Pebble Creek? The bar is always full around 6 and it looks like everybody was playing golf.
I hope I did not offend anybody with this post. If I did, please come see me at my address in my profile so we can talk.

That's probably off by a bit. Neither you or I make our living doing country club consulting so it's OK.

I can't really answer your question, but around that time at most bars, there are sad dads. They aren't quite ready to go home to their families.

Most of them wear the same uniform.

This is more accurate than I wish.
I have regularly seen someone I know at the bars in that area (e.g., Tad's, Gringos, Casa do Brazil, etc.). He is in a not-so-good marriage, doesn't believe in anything, drinks too much, and seems very sad overall. Prayers for guys like him.

I'm looking to hop in before they restructure their initiation fees etc. Used to be a member of Traditions but so long ago i would have to restart from scratch so PCCC is looking like the best CC membership in the BCS, value wise.

Really? I've lived here over 40 years and never went there once for anything.
