Something is happening because they are redoing the store front and remodeling. No idea what's going in though.

Looks like it will have a nice outdoor patio for patrons to enjoy when the weather isn't too miserable... so maybe 3 months outta the year?

When I read Tyler-based I immediately thought of Jalapeño tree, which is, um, not good Tex-Mex.

(Tex Mex didn't really exist as an idea until a Texan went to Chicago, sort-of helped invent the Deep Dish Pizza at Pizzeria Uno and Duo (which eventually became the chain 'Uno's'), and then in a moment of homesickness, made a restaurant in his stablehouse, to sell the sort of Mexican food he remembered from home. It persists to this day, a few blocks from the Magnificent Mile and it is called Su Casa, still in a 19th century stablehouse.)

They have owned the old red lobster location going on 20 years as well as the surrounding properties. Maybe if the numbers ever work out that is my guess where something gets built.

Every time my NETX cousins talk about good Mexican food I always say, "Bless your heart". They don't even know that jalapenos don't grow on trees.
When I lived there, there was none. Maybe 'El Lugar' but that's more of a taqueria. With all the food trucks popping up in BCS (I think as a result of rising commercial real estate costs), don't think it's a wise investment. As it is, most restaurants float in the 10% ROR area.
