Developers predict all the time, with uncanny accuracy, what's going to work and what won't. When the city is trying to push a square peg through a round hole and cut corners when staff or council are putting "want to" before sound business approaches.

And yet none of them have come to the city and said "we would like to pull permits to develop a large event center that could host some conventions and concerts."

Weird.

This is a map of student housing in Evanston IL (Northwestern) that is available today.
Note how many units are available within the city limits of Evanston.
Not an apples to apples comparison, but it does give us some perspective.

I hear different stories, always in opposite extremes, constantly about the large towers and apartment complexes regarding occupancy. Many like to say, "stop building! They're not close to full occupancy!" Others say, "build more! We don't have enough!"

It sure would be nice to know the unvarnished facts.

For Northwestern, many students live in Streeterville, Lincoln park etc. (Chicago) and take the bus to the university (the metro does not serve Evanston). Evanston is a very exclusive city (IMHO).

My opinions are mine and should not be construed as those of city council or staff. I welcome robust debate but will cease communication on any thread in which colleagues or staff are personally criticized. I must refrain from comment on posted agenda items until after meetings are concluded. Bob Yancy 95

It seems like the area behind Northgate is rapidly becoming very urban. It's not a large area, and the buildings aren't that tall, but it is being built up similar to what you would find in an urban area.

On the topic of putting our money where our mouth is, what would it take to turn the old Academy building into a dance hall? You could even have an elevated stage and put a band on it occasionally. The parking is great, and it's got tons of space. It may even be bigger than Billy Bob's, so you could have that going for you.

I would be willing to pull my meager early career investment funds out of the stock market and into that project if taking that risk meant there could be a good place to go dance.

I'd say about $3Million+ to turn it into a dance hall.

It sounds like no one on here is aware of the 40,000 sq ft Six Strings event center/dancehall going out across from the airport.

Yeah, I'm definitely not aware of that at all. Care to elaborate?

Is that a real number or COCS development joke?

Just my guess based on experience. Might be a little high, but probably not much. Construction is expensive.

Put me down for 0.5% ownership if anyone decides to go in on that.
