I have heard 27-28 as well. They had some development milestones agreements that required what was done last year but real construction is a late 26 or 27 thing.

You all know that there is a HEB at 21 and 6 in Bryan that is only ~ 5 miles away from Booneville and 1179.
Krogers is even closer.

There are three other HEBs in BCS, two are on major highways and one on a major thoroughfare. All of them are within an easy drive of Booneville

As the token coconut/Mexican of TexAgs, I can honestly say that this is a MEXICAN HEB. Everything in it is targeted to ONE demographic. And it's not me! I live in Austin's Colony and I will drive to Villa Maria or South College Station before I step foot in the one on Texas and 21

Oh joy, yet another "multi-housing development." Those thing sprout faster than weeds. Why don't they just say "apartments, duplexes, or townhomes" instead of talking in euphemisms.

I'm sure people in Wheeler Ridge will just love it.

Still think the better place for the HEB would have been University and Boonville.

As a white guy who also lives in EaBry, I think the Mexican HEB is pretty cool. They have a lot of unique items and the people in there are very friendly.

And Flaming Bird chicken FTW.

The people at HEB disagree, or they wouldn't be building one on Boonville in the (relative) near future.

If he minded multifamily then he wouldn't have sold the land on the corner of Copperfield and 158 to a multifamily developer. Much closer to homes in Miramont. The multifamily next to HEB will be across the street from the entrance to the maintenance barn for Miramont.

He minded that enough to make sure the developer removed all the access points into Miramont. Including the fire/emergency services access.

New construction signage went up around the Miramont driveway across from this empty lot, indicating signal work. Is TXDOT (or Bryan) finally installing the traffic signal, and is this a sign that the H-E-B project is moving forward again?

I sure hope so! I do remember there was a deadline that had to be met in regard to the signal being installed. With that said, the signal could be installed and not activated for a very long time if HEB is still not moving forward with construction. The signal could stayed bagged for months or years, but that would not be ideal.

I feel like the whole thing has been built on a bunch of "maybes" and rumors for years, that it was a 100% done deal and it would be done by next year sort of thing. And that it was always "next year".

This whole HEB story is weird and getting weirder. I was told for years, by very reliable sources, it was going at 60 and Boonville. Couple years ago it changed to Allen Academy area. As recently as 2 months ago I was told both by CoB and HEB's construction group it was still on. And now KBTX knows something all of us that build these aren't aware of? Weird

Agreed. Not sure I buy something that Rusty knows but no one else is discussing or confirming. Maybe he's the great BV news breaker, but that hasn't been my observation.

HEB is phenomenal at personalizing stores for the area. I remember going to 2 HEBs in San Antonio a couple miles apart, one on 1604 and one on 410. 1604 had all the high end cuts of meat. 410 had literal pallets of sugar and flour in the flour aisle. No two HEB are the same and that's what I appreciate about it. I chose the HEB I go to based on what I need/want.
