The last time the Pappas corporate rep was here and talked at the Chamber group she said that they were not sure if our demographics was sufficient to support a Pappas restaurant at that time. That was a number of years ago.

She mentioned that this is sort of a unique market. 70,000 college students here, but half eat on campus most of the time and most of the rest would not go often if at all.

And she mentioned the summers.

As a former Pappas employee they always said that the market wouldn't support it but I've been gone since 2004 but my goodness look at the line at Gringos every darn evening and I would say it most certainly would. They don't need to build the massive facility but something sizable.

True, but there is a different price point between Gringos and Pappadaux. Gringos entree prices are from about $15 to $20 while Pappadaux is $25 and up and up fast. We go over to the Woodlands Pappadaux at lease once a month and for the four of us is typically around $140 or so with no alcohol. I nornallget the Stuffed Crab and a house salad it's over $30.

We go to Gringos here and I get the MonteRay and I believe it around $16.

I would think Pappadaux would be slammed evenings, expecially weekend evenings, but I wonder about the lunch crowd? I would love to have one.

Seafood is just more expensive than Mexican foods.

Chris P has said the market is on the small side. They buy legacy properties and sit on them for many years at times. The 183 Pappadeaux in ATX was 12 years between purchase and opening, and that's a town that had at the time probably a million more people than BCS has. Beaumont is ahead on the curve because, you guessed it, the interstate, and of course being only an hour from Houston.

Bill Gordon, real estate head at Pappas, echoed that sentiment to me as well.

The fact that so many BCS residents can and do drive an hour to the Woodlands to shop, eat etc. definitely plays a role.

One can see that the ROI on building in a real city vs BCS is a factor, coupled with the increased risk. That's real incentive to put their $ elsewhere first. If the delta is lower, it's just a business decision, that's' all

How often would your average joe actually go to Pappadeaux if there were one here? We certainly wouldn't go more than 2-3 times a year.

When Saltgrass opened a decade ago there was a lot of hope on this board that this would open the door to more Landry's concepts in the area. More recently I've heard the local Saltgrass is an underperformer and there were rumors it could close.

Probably no Landry's in the cards anytime soon.

Just to bring things into reasonable perspective, the BCS population is roughly what Austin's was is 1969. Hopefully that helps to put some guardrails on expectations of what BCS could reasonably support business wise.

I started going to Austin in 1969 and watched the blow up of the growth with the city father's heads in the sand.

I am seeing it here now. What cracks me up is all the promotion of the members of the Chamber of Commerce clammering for growth which just brings in more competition to many of them.

Used to go down the the Armadillo World Headquarters and drink a few bruskies in their outdoor beer gardens.

Except for Vietnam, the times from 1965 to 1975 or so were great times to be a teenager and college student.

99% of the time we go to the Woodlands location we meet our son and fam there, otherwise we would not go there very often.

I wish we had better seafood options here.
