How long do you want to ignore this user?
I am getting close to finishing a house that was designed by an architect and local builder. The house is located outside city limits and I am interested in hiring independent inspectors to come check out the big items such as:
Foundations
HVAC
Plumbming
Electrical
Septic.

I am not interested in hiring a company that does it all. I want a dedicated inspector that specializes in area of expertise so that I can get the best review.

Can I get some names that I can possible use?

Thanks,

if you want individual inspections, you will probably spend 1500 or more

If you want a good inspector to cover all the bases, I am happy to recommend someone

I think there are several good home inspectors in the area that have general knowledge of all aspects of building.

I'm not really aware of any that specialize in just one part of residential construction, like you're requesting.

Also, if you're nearing completion of construction, your window to "inspect" a lot of these elements has already passed. Foundations should have been inspected for compliance with contract documents prior to pouring concrete, plumbing/electrical should have been inspected prior to covering walls, etc.

At this point, for plumbing and electrical, all they're going to be inspecting is fixtures. On the foundation it's way too late for that as well. If your foundation was designed by an engineer you should be able to ask for a copy of the special inspections report for your foundation. Most engineers will want their slab designs inspected prior to pouring for compliance.

Good luck.

Thanks for all your help.

If you can give me a set of companies I can call, that will be great. It makes sense that right now the builder should have already done the right thing pre-foundation, electrical code, etc. I just need a good set of eyes that can outline mayor visible issues.

Thanks,

I've worked with TPI in the past and was impressed. I thought they were very thorough. Since you're building in the city limits, all the MEP (mechanical ((HVAC)), electrical, plumbing) work was done by licensed contractors that required their own permits and inspections. While the effectiveness of city inspections is arguable, I do think the process helps prevent major issues.

Do you have specific concerns you're wanting addressed or issues you've noticed that you want an opinion on, or are you just wanting an independent set of eyes to look everything over before the builder hands over the keys?

ETA: Oops I just re-read your post. You're outside of the city limits, so throw most of that first paragraph out.

For the foundation, you are going to have to get a structural engineer to inspect the foundation and the subsoil. What you needed to do is have those items inspection independently during construction.
