Bought a lot in Feb '22 and finished build last Aug. Happy to answer what I can.

Thanks for responding and your willingness to help us out. We will be building very soon and are currently in the design phase. We we're wondering how reliable the electricity is in the neighborhood. Are there many outages? Duration? Was there power during winter storm URI?

What are the choices for internet?

StewRo - since you recently built, would you have any thoughts or tips in regards to the ARB?

At baseball fall ball games today. I'll send you more later but power has been more reliable than at any time in my 25 yrs in Cypress. Very very brief outage during hurricane that passed thru. Have mid south for internet and it's been mostly a good experience On the ARB my builder Pitman Homes handled all of that so I can't help there.

Don't have direct experience with the big winter storm - that was before we moved here - but neighbors tell me power was OK then.

I will say that we get power flashes during pretty much any thunderstorm. It's often enough that I got battery backups for my desktop and routers so I can work without interruption. But mid south is upgrading underground lines throughout the neighborhood right now so hopefully that will improve. I can only think of one extended outage in 2 years, it was about 4 hours long.

We have mid south for internet and it's been very solid. I like that they let you use your own router. I don't have any experience with the other provider, Windstream.

Cell service can be spotty, depending on who you have.

Occasionally Highway 30 gets blocked due to a wreck and you can have trouble getting to/from town. When the Navasota flooded this spring it also blocked 30 but neighbors tell me that's rare - first time in over 10 years.

Water out here is very hard. This house doesn't have a softener but I wish it did.

Where are you building? We're in the older section on Windsor. We have a separate lot here in KO but no plans to build for a few years at least. But we love living out here!

Don't y'all have a lot of rattlesnakes out there?

Seen a dead one in the road. Killed 3 copperheads early this past Spring and a baby coral was dead in our pool skimmer this summer.
