What are the best and worst parts of living in B/CS ?

Lived in College Station from 94-98 and 2008 till present.

Pros
It's green
Good restaurants
Decent shopping
Close enough to Houston, Dallas, and Austin for us.
Average Medical care for general issues.


Cons
More liberals here than you would think. I attribute it to the University professors. I live in a prof heavy neighborhood and about half of them are bed wetting libs. HOAs are a nightmare.

Traffic sucks.

Local government is amazingly inept.

High property taxes.

CSISD has lost their minds. BISD does not have the demographics that I would want for my kids. Basically have to home school or private school.

Have to drive to Houston for specialized medical issues.

Crime is marching south.

It's been a while since I tend to skip summer but I've played the A&M course and one in Brookshire that are both pretty great. Of course the private ones are nice but private so not that helpful unless you want to fork out cash.

I've enjoyed Navasota as well but last I heard the were having greens issues. For a bit more driving West Fork in Conroe is nice as well.

The A&M Course is probably the best maintained locally but can be busy at times. Navasota and Brookshire are much more casual.

We had a townhouse here for years for all the sporting events we had season tickets to. We retired here in 2020- like a bunch of my classmates did- as well as a number from classes around ours. We do a monthly breakfast and a monthly lunch with classmates; we get 10-12 for breakfast and around twenty for lunch. We also host a monthly 42 game at Willie's Icehouse- but we also allow heathens from other classes to play also. We get 8-12 folks at that event.

I found it pretty easy to attach outside of the classmate's realm with church groups, volunteer activities, etc. I can be as easy or hard as you make it- in my opinion. I've made friends with new folks at sporting events (like Trouble! ) that have been fun to be around. Good luck!

tu ag - You mentioned an increase in crime. Curious as to what types of crimes. In Houston, I occasionally hear gunshots in the distance. Since 2020, driving in this town is an adventure. Drivers running red lights is the new normal and a lot of morons crossing 2-3 lanes at once to make a turn. Burglary hasn't been an issue for us, but we also live in a gated community.

I see that some have mentioned the need to drive for more specialized medical help. That doesn't surprise me given the quality of healthcare in Houston. Do some of you find quality, specialized care in northwest Houston or does it usually involve a trip into the MedCenter ?

I sincerely appreciate the answers. The thought of retiring and moving are fairly big decisions.

Just depends on what doctor you want to see. Some of them are at the medical center. Some good ones in Woodlands area and Katy too.

It really depends on what kind of specialist you need. A good number of folks choose to drive to the woodlands instead of the med center.

There's also plenty who drive to Austin or Temple instead. If it's a chronic issue that you just need monitoring for, a lot of people choose to use S&W because many of the specialists rotate through here on a monthly to quarterly basis.

You can drive 90 miles to Temple freaking Texas for the Scott & White hub, or you can drive 90 miles to the greatest medical center in the world.

As with all things in life, you get what you pay for.

Cons:
- The local TxDOT office often makes very poor decisions such as the botched repaving of 1179 and OSR.
- County commissioners insist on raising taxes regularly to maintain a $million+ budget surplus.
- The appraisal district often vastly overestimates the value of property. You often can't sell it for what they say it's worth.
- CoSta adds a surcharge to utilities that funnels into their general fund with seemingly little accountability.
- Medians can make your commute more treacherous.
- CoSta's population is 2/3 rental. This keeps starter homes inflated as they're typically snapped up by investors. Family neighborhoods are pushed farther out from the city center and can easily approach the half million buy-in mark (then appraised even higher each year by the appraisal district).

Pros:
- Still smaller and less congested than the metroplex, Houston, etc.
- Easy to get places. Bush and Austin airports are easy drives.
- About mid state if that's important to you. Right in the middle of the Texas Triangle.
- Great place to raise kids. Rural property while expensive can be obtained within easy driving distance.
- Lakes nearby if you're into boating and such.
- Aggie sports.
- Wide variety of good churches to choose from, in a variety of sizes and denominations.
- Vibrant Chamber of Commerce, local A&M Club, and other social organizations.

You don't. But you mentioned going to Austin or Temple. Just mentioning that for the same distance you can get to Houston which is the best there is.

Some of us prefer a lot less hassle to get there though. There's lots of good medical providers in both Austin and Temple.

Some doctors at the Med Center have a few days a week that they see patients in the North West side.

There is a good group of cardiologists locally. I have family members from West Texas and the Dallas area that drive here to see a cardiologist.

If you need the best surgeon in the world, you have to drive 2 hours south.

Lived here pretty much all my life. Best part is that as much as B/CS keeps growing, it still remains a small town in many ways (so watch who you cut off in traffic ). Worse part is that it keeps growing. The growth will eventually take away what made B/CS and Aggieland such an oasis.

As others have said, good jobs can be hard to come by around here. I always shudder when people post on the local Bookface groups something like, "Howdy, me and my SO moved here 4 weeks ago, anyone have any job leads?"

Many of us had to bring our job with us. I know I did.

Humidity is better than Houston but still an issue. More than I have time and caloric budget to visit regularly.

Tons of great restaurants not sure how you miss them.

Same with middle school. Student who live aroud F&B road go the the middle school near Wellborn rather than the one on George Bush and then the students who live in Peach Creek at the southern edge of the city go to the George Bush location middle school.

It almost appears that there is an effort to make things difficult so that some parents will send their children to private schools or homeschool so that the schools don't get to an overcapacity state.

Anyone living down Fitch and South is closer to CSHS than Consol.

I moved down here for a job that didn't pan out, and then went back to work for my old company as a remote employee

I was worried about therapy/psychiatric services here but I just got back from an amazing session with Dr DRANETZ off Longmire. Super affordable too and a graduate of Harvard! if he can fix me, he can fix you bc I'm a hot mess

I'll throw in my .02 here as well. We moved down about 6 years ago. Here is my take.

Pros:

-Aggie sports. A family member can "shuttle" us to and from football games. Backroads can get us in or out in about 10-15 minutes.
-Big city feel. As others said, you have many amenities like a big city but it still feels like a smaller city.
-Parks. We never had parks where we came from and enjoy getting to use them.
-Close to Houston/Austin areas as others have said. The concert venues at Bernhardt and now Deep Roots winery nearby are great places to see good cover bands. Texas Flood, Already Gone, and The Spazmatics are must-see's.
-We have felt safe in our neighborhood since we lived here, but as someone said crime is moving southward. This is mainly thefts from vehicles, wheels, etc., not necessarily violent.
-Baylor Scott and White offers good care at both their clinic and hospital. The cardiologists there are all good. I had triple-bypass there.
-I don't have school-aged children but teach at CS middle school (7-8). I think we have a really good staff and administration. Our kids say they feel safe.

Cons:
-Taxes are higher than in Bryan.
-The current CISD board is "spend-happy" and "bond-happy"
-The drivers are terrible. Many will say it's the students, but from my experience it goes beyond that. Hardly anyone gives a signal. I could have an accident each day if I didn't drive defensively.
- South CS has been nice but it is becoming more crowded.

It is one of those things that varies a LOT depending on where you live. I lived in a neighborhood (as a young adult) that I won't even drive into after dark now.

We have more Houston criminals coming to town to commit crimes here and there seems to be more gang activity. But, like a lot of places, if you stay away from certain parts of town and certain situations, it isn't real bad at this point.

Do some of you live just outside of the B/CS area ? For instance, Snook. Or maybe further south towards Navasota ? I thought I even remember hearing about a possible development on or near Gibbons Creek.
