I have an investment property under contract. It's with a newer home from a builder that doesn't have the best national reputation for quality, so I'd like it thoroughly checked out.

Realtor has a list of a few but wanted to triangulate here. One of them is a common one in BCS but I had a meh experience with them 20 years ago. I loved Andy Merritt with preferred but looks like he's moved on / out of the business.
