Yep, there goes the neighborhood! Couple of questions for those living in Pebble Creek.

1. One of the most amusing recurring topics on this board is the quarterly "Suddenlink sucks!" threads. The disclosures on the house we're buying say it has Optimum but Frontier says they have service at that address. Currently we out in the county with WISP from CEO so the reality is either will be better than what we have but which is the better option from a reliability perspective? We both work from home so it's gotta be on.

2. Is a membership to the country club worth it? For that matter what does it cost? We don't golf. We might be interested in playing tennis, that's hard to say. The occasional facility use for meetings could be useful. We'll have a pool so we won't use that one much if ever.

3. Any recommendations for a lawn company? We don't currently maintain our own. We close 9/17 so for the rest of the year at least we're going to want to pay someone to do it. Our current guys are acreage focused, not ever sure they have a small mower on their trailer.

4. How big of a PITA is the HOA and who's the management company? There's an old pergola in the backyard I'm going to replace and wanted to get the ball rolling there sooner rather than later.

1. Suddenlink has been a lot better, recently. I think they can see the writing on the wall.
We are still going with Frontier when they are in our neighborhood because:
- When I call customer service about availability, I get someone in the U.S.
- It's still fiber optic
- Suddenlink should have been more responsive to customers when they were the only game in town. It's too late.

3. We use Aggieland Green for non-mowing treatment and love them.

4. Everyone we know that lives there told us that the HOA was good. We ended up not buying there, but we asked that question a lot.

Frontier may have service there but is it Fiber? There's a big difference there. I've had both. The non-Fiber option is horrible.

For me personally, not worth it.

1. We use optimum for internet only, but frontier has fiber and ive heard good things
2. 350 ish for for full membership when we joined. No idea what it currently is. Convenient and our kids enjoy it.
3. Second Aggieland Green for non mowing stuff.
4. Dont think you'll need HOA approval to attack an old Pergola. They aren't too much of a PITA but truth be told I haven't ever had much interaction with them where ive needed approval for something. Mow your grass and put your trash cans away and you'll never hear from them.

We moved into Pebble Creek about 3 years ago. It's great for our young family.

1) Suddenlink was horrible when we first moved here, but they've upgraded the infrastructure since Frontier started moving into the neighborhood. No issues the last year and I work from home full-time.

2) You can join as a Social Member. Not sure on that cost. I tried looking up recent documentation, but only have the info on my golf membership. We are at the club once a week, even though I don't play golf as much as I want. We are eating at the Cantina a lot and it's a major hangout for the neighborhood. Live music on Fridays, events every week like wine dinners or holiday events. If you are trying to meet people around the neighborhood or have kids, it's a major hub.

3) We are on our second Lawn service group. We use Castillo Lawn care and they are fantastic. They are expensive compared to our previous group, but they take care of the flower beds as well. They did our new landscaping and we wanted the insurance of them taking care of it well and now we probably won't ever change based on their quality.

4) The HOA is pretty strict, but that's not necessarily a bad thing. You can submit your plans on removing/changing your backyard setup. I had a back patio built and had to submit backyard plans and confirm the materials/colors. A little more work than I wanted, but if it results in the neighborhood looking better I'm fine with it for a process I'll probably only go through once or twice.

Not in Pebble Creek but the moment Frontier moved in our neighborhood I switched. Gave Suddenlink/Optimum every chance to do something and they did nothing until I canceled/tried to cancel. Then it was guns blazing. Too late.

Frontier ran a direct fiber line to my house from the road and the internet has been the best, fastest & most reliable i've ever had. $59.99 a month locked in for 3 or 5 years.

Frontier FIBER is great in PC, we just use the 500 GB plan

HOA is good

Lawn Care is whoever you like to use.

the Club is fine, social membership is a decent deal.

You know where I live, and I do not have any answers. However, with regards to item one, I would remind you of your own advice. You are operating a business and rely on the internet. Be sure your modem/router has a som card and can access the internet if your main provider fails.

Thanks for the feedback guys. We'll likely use Frontier as long as the 1GB is available there as advertised. I'll add Castillo to the list of calls to make after we exit the option period and I'll track down the HOA for feedback on the pergola question. We'll figure out the country club once we're settled in.

Good advice. I've heard that somewhere. I'll hotspot my phone when it goes down. Not instant but cheaper. I don't use public WiFi so I burn through a lot of hotspot data already. That's one expected advantage to living in PC, AT&T barely knows River Place exists.

We've lived there since 2015.

Frontier is awesome. We savored the day we got to tell Suddenlink to eff off in perpetuity. Kiddoc is a gamer and we stream shows and have had zero problems.

We didn't join the country club because we are awful golfers and we have a pool in our yard.

Aggieland Green handles our lawn care outside of mowing.

I actually wish the HOA was a bit more active in terms of people's lawns. The PC HOA has let entirely too many houses off the hook with ridiculously unkempt lawns that are tall/teaming with weeds/beds full of dead flowers or overgrown hedges for months on end.

I've never seen them replace the asphalt against the curbs from erosion from runoff from water. I'd never seen water not flowing down streets in that hood

We aren't in Pebble Creek, but my husband does consider himself a "yardener" and wants our lawn to look like a golf course. We used Aggieland Green when we first moved here. We switched after a year to the Fertilizer Guy and haven't looked back! They do a great job.

Keo is outstanding.
If you go with Frontier be cautious about where, how they bring fiber to the house. There is little to no consideration about disturbing landscaping or tree root systems.

I legitimately don't think they look at your yard when deciding treatments, they just show up and start spraying crap. My yard looked awful when I had them. Dead spots everywhere. Once I cancelled and wasn't having any treatment done, it improved significantly.
