I was thinking today about Moe's closing and started wondering if there was a comprehensive list of businesses that have failed there?

Just off the top of my head, is there more?

Same for us. Our family loves going up there, and have never once even thought about the parking being a negative. I wish we had more nice developments like that in town.

Not always. I went one time and they had the garage closed for some reason.

I can park for free 20 feet from the door of Grub and almost every other restaurant in town that's not in Century Square.

Can you park for free 20 feet from Hopdoddy?

Why did the leasing agent not incorporate a small fee to maintained the parking in the lease amount for each business maybe based on square footage rented? The cost would probably add 10 cents to the cost of each purchase. Was it to stop students from parking there?

For parking lot maintenance, most every other commercial business in BCS has the maintenance cost covered by the owner's or tenant's revenues/profits. There must be a million square feet of lease space there.

I need the extra steps after eating at some of those places. So yeah, it's not a big deal. Plus, they want you to walk all around the square and stop into other shops along your walk. I would probably almost never go to Lucchese or King Ranch for a single stop, but I'm definitely stopping in all the time now because it's on the way to and from dinner.

But this argument has been done over and over on TA. I'm fine if you don't eat at the Square because you don't want to walk two blocks. Less people in line for when I go!

And this is what's wrong with fat lazy America. It's just a very short walk from the garage to Juanita's where we go all the time. We walk several blocks in downtown Bryan to visit our favorite restaurants.

And while this post was targeted at Century Square, lately we could play this game for every shopping center in BCS. Century Square stays very busy most of the time. I think rent is high which is a tough hurdle every month for small businesses

Paid parking there is as much to prevent college kids from parking there and walking to class as it is to generate revenue.

Paid parking there is as much to prevent college kids from parking there and walking to class as it is to generate revenue.
Other places on that side of the road were able to tow college Students who did that... even when they went into a business door first and then left soon after without buying anything. Just give a contract to one of the predatory towing companies in town and it will prevent students from doing that.

While some of you don't care about the paid parking or are willing to park in the garage and spend an extra 10 minutes parking there, and then walking to shop and then back... there are obviously quite a few people in town that won't do that.

It makes it not a place that people with 1 hour lunch just aren't going to go to.
and it's just another barrier to convenience that will also keep others from choosing to go there.

I definitely don't expect free parking as a right. Business can do what it wants. All I can control is if I'm going to spend time and money at the business. The paid parking is an obstacle for me and others.

If I am with a group and we all decide to eat there or have a good reason, then I'll pay.. But if I'm just looking for a place for lunch or dinner, I immediately rule out Century Square as there are plenty of better or similar places to eat that don't have the obstacle

I didn't say I took it personally and didn't say I agree or not agree, but the tenants there must realize that the parking situation is causing many customers to not visit,. At the high rents they already have, having customers avoid their retail locations due to having to pay for parking is another strain on the each stores potential profitability that they really don't need.

People are more likely to accept having to pay for parking if there are many lifestyle centers in an area that do charge, but with Century Square being to only one here to do so, people have many, many other options.

Hopefully all the businesses there survive and do well.

My favorite part about any thread about anything at century square is all the same people showing up to tell us about how they don't like the parking situation, again.

Maybe yall should write the parking management company sternly worded emails if you want something to change instead of yelling at clouds in every texags thread about people trying to open a business

I got two tickets a day apart, after paying for parking both times. I had to hassle with getting them cleared after doing nothing wrong, and paying for the privilege.
Now it is garage only for me.

What is located at Century Square that is so unique that the traffic, ingress and egress and parking
hassle is worth the time and effort? Plenty of other places to eat and shop. Now with the new retail at the front along University Drive, you can't see the signs for a lot of the older stores/

Why does it feel like so many on this board have a personal vendetta against Century Square? Is this a long running joke that i don't get? Because all the negative stuff is simply not true true if you have ever been there. Someone help me out here...what gives? Why do y'all want businesses to fail in our town?? (because the negative comments sure would keep me away if I had never been)

and to answer your question...it is the only place in College Station that you can go and park (for free) and go get a snack and a drink to enjoy while walking around to multiple nice stores and boutiques, let the kids run around and play ball, then grab a burger and listen to live music, then catch a movie or go get ice cream or dessert, and never have to leave your original parking spot. Its a fantastic way to spend 3 hours for a evening (for our family)

Only other place like it is downtown Bryan, which is also fantastic in a different way (with arguably worse parking)

No one wants the businesses at Century Square to fail. The problem is too much congestion
and the poor parking plan. Who wants to park in the one garage on the back corner of the property
far away from many of the shops and food places. Who wants to pay for 5 hrs, at a parking meter when they plan to be there a little over an hour to maybe 2 hrs.? If the developer plans are so great, why all the failures in the short term?
