That's a lot of houses to acquire and demolish! Some of them are old and run down, but on the whole they're in much nicer shape (especially the further North you go) than those right behind Northgate which have recently been demolished to make room for high-rises.

Based on the annoyingly low-res map in the city's site, it looks to bordered by Inlow on the south, Oaklawn on the west, Redbud/Fleetwood on the north (or maybe the other jog of Fleetwood, in line with Clay?) and of course College on the east. (Using the "Aggie North" where College Ave. runs North/South, even though it's really NW/SE.)

Are there any master plans like this for downtown itself? I know there's some new things going up there, but i've never seen any future plans for how all thats going to look.

I can't get the Bryan city website to load, but the one photo on TwiXXer looks like it's on the Byran side of Inloe, across the creek from U Centre. Am I seeing that correctly?

Quick overlay onto a map shows that it will be very roughly in this area. This is just going off of that pixelated image. Like another poster said, that's kind of a lot of houses to acquire.

According to Brazos CAD, the city has already acquired at least 30 of these homes.

Based of Brazos CAD, they've been working on it. Lots of houses there owned by "Bryan Commerce and Development".

In looking at the other properties they haven't acquired yet, around half of them appear to be owned by realty companies or LLCs, so I am assuming rentals. Those should be pretty easy to buy. It will be the individual homeowner that has lived there for decades that may hold out.

Hope with that area they develop it won't be tied to paid parking like City of College Station has done with Century Square. That sucks and keeps me from going there more often, I know you can use the garage but come on who wants to walk that far when it's 106.

Not to rain on the non-Christmas parade but...

Since we are already on water restrictions, how will water be supplied?

Who supplies power for this big development?

Where will the wastewater go?

Do we have enough police/fire/EMS to support this?

On the bright side, it would be an excellent location for a convention center/performance arena venue!

A&M has a task force working on redevelopment plans for Hensel Park. It will be interesting to see how that interacts with this development and Century Square.

I actually have been thinking that locating the Museum of Natural History that TAMU recently set aside $100 million to build at Hensel Park, along with redeveloping the green space, might make a lot of sense.

The plane is gone.

I walk my dogs in this neighborhood. I would be surprised if there are any owner occupiers. It's mainly rough looking rentals and empty lots.

That has been the speculation, but it hasn't made it to on the master plan yet. There was also speculation it was going to go near the polo fields, but that has been shot down.

I am making my pitch for it to go near Hensel Park. Northgate, Century Square, PopStroke, this Bryan development if it happens, could make for a nice entertainment area not on campus.

Are they branding this area "Oak Terrace"? I see that in the footer of this image. But, the pinpoint location on the graphic has "MN" like that is the initials of the development name, so that has me confused.

Oak Terrace is a neighborhood that is right there and part of it is or was a deed restricted area. Looks like it was formed in 1992.

Depending exactly what streets they want to take down they might be going right up against that DRA. Last news on website was from 2019 so not sure if it is still in force or they just no longer use the website.

Oak Terrace is the subdivision name. There is a deed restricted section that starts right at the proposed boundary, which is probably why it is not bigger.

At least we know the wastewater won't be going down Rosemary. Maybe into CS?

It's called redevelopment. Unlike CS, Bryan has a long successful history at it. At the end of the day I prefer to see this rather than 80 year old pier and beam rental houses over there.

This reminds me a lot of Traditions. There was some griping and opposition for that one too but it has been excellent for the city.

Could be wrong but I just don't see them being able to buy every single house in less than 10 years. Lots of different reasons for people to not sell. Tax and estate planning can be a huge road block.

It should be illegal for a governmental entity to force homeowners to sell their homes in order to sell to and for a private company to build anything on the land. I have no issue with eminent dominion purchases in the cases of roads and other public use developments

We are all asleep while we are losing more and more freedoms every year.

I use to live on Inlow, several of those people are not selling, many of those places are newly built and or newly renovated

Also, Inlow has serious drainage issues, now you are going to add more concrete around Inlow as well as the park?
