College Station isn't that big - locked in by Bryan to the north and east and Navasota ISD (which extends into Brazos County) to the south. You add in flood plain to the east and the Brazos River to the west, there is a limited area to build.

I do not know your situation, but I would look at properties in town to remodel. It's still relatively inexpensive. That is the next area where I see a boom coming.

It's not Austin prices, but you don't have to white knuckle it every time a tropical storm spins up either. In our case, the folks buying the high-end house don't work for anyone around here.
