I was just reading an article about housing in Houston. Some of the home values have gone up 20 to 30 thousand within the last few months, because of supply and demand. I know nearly all the new houses built here are sold before they are even finished. It is only going to get worse here.

does everyone realize - that the appraisal district will set your land/ improvement value - that is only part of the equation for how much tax you will owe.


The tax rate is set after all of the appraisal appeals.

bottom line: the taxing jurisdictions will set a rate that gets the dollars they deem necessary.


If values stay locked....then rates will certainly increase to accommodate.

If values go up, rates will not increase as much.

Anybody ever hear what happened after the meeting with the county commissioners about the spraying ?

It is really bad now that summer has hit, and ironically the easements are now grown up with weeds now that the grass is all dead.

The county decided that they would no longer do the spraying, which has been a failure as it did just kill grass and wildflowers and now there are weeds sprouting up through the brown dead areas.

Trees close to the area that was sprayed are all brown, especially the cedars.

My neighbor across the street has multiple dead cedars. My neighbor to the side has a few dead cedars as well. They were all green and doing fine before the spraying.

But keep on jacking up that land value, Brazos County. Come kill off our trees, then tell us our land is worth more.

Good God Almighty it is ridiculous.

This is true, but politicians, who value their position, would be less likely to jump tax rates by big margins. I don't remember ever voting for the chief appraiser.

I'd like to see Brazos CAD's win/loss rate on board reviews. If they are losing more protests than the average CAD, then this would indicate that they are pushing beyond reason more so than other counties. My point is more so about costing the Brazos County taxpayers by having to take the time to protest more than the average county. Taking a few hours to gather the info, then another couple of hours (plus more if it is brought to the review board) is costly on us all if this is done almost every year for many individuals.

Are there any firms in the area that will protest for you? I have reached out to quite a few in Houston but no one is working Brazos County.

We just got our appraised value and our land value is now down $20,000 from last year's appraisal...last year we were told that our land value had increased dramatically because a "professional appraisal of land values" showed land in our area has long been undervalued. What happened between last year and this year?

It seems like it wouldn't be that difficult to have some transparency here...what is the appraisal process? How are these numbers generated? Can't this be shared without everyone having to ask individually?

Same here. Up $16,000 from last year, maybe not skyrocketed, but still. If they actually looked at it they could tell I made no improvements.

I know it is public knowledge, but just curious how exactly one goes about finding sales figures for similar properties. Might be handy info for others here as well.

It's not the sales figures, but you can check out other appraisals by going to brazoscad.org.
My land has gone up quite a bit since 2 years ago. Somebody told me that sometimes the land is valued at future use rate. I live off a busy thoroughfare. It may be priced as future commercial/retail property. Have no idea if that is true, but somebody told me that one time.

Ours went up $6,000 in appraised value. Still less than what houses are selling for around here so complaining won't help.

Seems as if Brazos CAD is following Harris CAD. Homes in Houston went up by the tens of thousands (huge thread on the Houston board) and most of the adjustments were land values making it more difficult to protest, unless you live in a flood zone etc.

As one person mentioned vacant lots in neighborhoods are probably going for more than what it is assessed at.

Other counties in the area seem to be doing the same. Not sure how to argue it.

My duplex lands value on Pine Ridge in cs went up 19k. That's NINETEEN THOUSAND DOLLARS. From 35k to 54k. There are no vacant lots around there. I'd love for someone to show me a lot ON THAT STREET worth even 30k. There's no way. It's a slum.

I'll be protesting.

If you choose to protest, realize that you can only protest the total property value, not the land / improvement values independently. Of course, you can give evidence that the land or property should be lower as a part of the overall argument, but your protest has to be for the total valuation.

Heads up to anyone planning to protest this year. I spent most of the morning in there and you better have your stuff together on the documentation end. Pictures, comps, repair estimates, deficiencies, etc. They are cracking down and said they have a new policy to not make any changes this year without documented evidence. A good argument won't cut it anymore.

Another change- In years past, I was able to walk in with HUD statements from below market buys during the year and kick them in the shins getting them to come down to the purchase price. That is no longer. I had MLS purchases well below the appraised value and if they had good comps they would not budge regardless of what was paid.

Go prepared! I got the vibe that there have been orders come down from well above.

Somewhat on some of them. On average, much less so than previous years.

Take plenty of documentation. The person you meet with needs something to validate their recommendation of reducing the value. Their files do get audited.

My house went up like 16% (about 19k), land stayed the same. Pretty much everyone in my area I looked at had similar increase in house only (Austins Colony in Bryan).
Apparently there is some rule that the total increase for the property cannot go up more than 10% in one year. So my overall taxed value will go up the maximum 10% (about 16k). I'm assuming they will give me the rest next year...

Wellboriginal, to save your sanity, move or run for office!

With the university boom, hospitals and oil patch, the price to buy stuff went up. I sold my Brazos County house last year for way more than the estimate and way more than all the realtors said I could get. I think I was at the front end of prices going up. My real estate friends are always looking for properties to sell because they have buyers.

If you are close to retirement or thinking of moving, I would say that now is a great time!
