How long do you want to ignore this user?
Considering buying a lot and building there. Anyone have thoughts on the subdivision? Complaints? Pros?

Also, what are the options for internet?

Only complaint I can think is that its kind of far from town.

But some like that.

My buddy is thinking of putting in some towers over there that would feed internet signal, so it is coming soon.

My buddy lives out there. There is a since of community out there, and a rather large group gets together on a regular basis. Most lots as I am sure you have seen do not have many if any trees, but that is a personal preference item.

I know my friends don't even bother with internet, but if I had my pick I would see if Verizon 4g is available out that far. They make routers that would service multiple machines in your house. It may not be blazing fast, but serviceable.

The new sections are further away from the tracks and do have trees. We own a lot out there but hung out many hours to listen to the trains before we bought. It wasn't bad at all. We don't regret buying the lot and are excited about building in a year or two.

hmm...well internet is a must have for this family. Hopefully there will be some Wireless Broadband type options. I like the Verizon idea. We also would like part of the lot to be wooded so the thought of there not being many trees is an issue. I'll go drive around out there a bit more Sunday and check it out. Thanks for the responses.

Also looking to buy in Saddle Creek - we were told that Internet is through Texas Communications - and - since the neighborhood is growing, they're going to be putting up a tower soon to increase it's usability.

Saddle Creek is a great looking neighborhood. I run in the area a lot and frequently go through Saddle Creek.

Here's my 2c: Lots there are, what, $58k-$75k with $300/month HOA fee & minimum 2,350 sq foot housing requirement. That's really not bad.

These were things we considered when looking at Saddle Creek: that drive down Wellborn, trains bothered me during the night and could screw up my sleeping (I don't need any help with that), grocery store and other major shopping are a little bit of a distance (especially since you don't have an interstate/hwy closeby to pop on and off of), and the property I wanted was on the water but was unavailable. My hubby has a co-worker that lives there and says he wants to pull his hair out with the cell phone signal he gets out there (essentially, dropped calls, etc), and he has mentioned trying to get the right internet company out there.

All in all though, it's a a pretty neighborhood. Lot shopping is fun! We just finished building a few months ago, and I kind of miss the excitement of driving around town and stomping dirt. lol Have fun with the "shopping", and best of luck!

Be carefull, do research and a 5-10 plan.There are a lot of nice looking places in the out lying areas. FYI Re-sale You find a lot of tract house in those places, there are several areas were a 4-5 year old home is selling for what a new tract house is a half mile down the road.In a grenreal area if most house are tract homes then there is no deversity and they will appriciate in value a lot slowwer then others

Also another big concern is quality =
If those areas are outside an incorparated city like CS or Bryan there are no required inspection to make sure the home is built to codes and guidlines, could in up costing you more than what the house did

We live in Sendera, we had to get Hughes Net. Verizon had no spots left open. We live a little further out but really enjoy it.

Richmon, have you actually looked at the homes in SaddleCreek? Those aren't tract houses. We have two close friends who bought lots and built in Saddle Creek.

One family has a lot of trees in the lot and the house was designed with the idea that the wife loves to cook, so she had her kitchen outfitted with custom appliances. The house is awesome.

With the other family, they really aren't into cooking, but the husband is into horticulture, so they spent more work on the outdoor landscapting and the house is a real showpiece outside and inside they have large common areas that lend themselves well to entertaining.

Both homes are near the front of the subdivision and are just beautiful inside and out, and getting to the grocery store, etc, takes a little longer than say, living in Castle Gate, but it's still not bad.

Burbon - Which lots are you looking at so far? The newest phase has alot of mature trees and in my opinion is the best phase in Saddle Creek. It is a very close community as alot of the lot sales have come from people just visiting for birthday parties or gathering of some sort and deciding that Saddle Creek is a perfect place for their family. As for cell service I have ATT and it works great out there and the developer has recently contracted with Texas Communications to get internet services brought in.

We are building a in Saddle Creek and are about 2 months from completing a beautiful home on Ranch House Road that will be for sale.



As for there being tract homes, there is nothing of the sort in Saddle Creek in fact every home is a custom home. Part of the beauty of the neighborhood is that there is no two homes the same.
