We live in a small subdivision just off Steephollow Rd and FM1179. We have a 1950 sq ft house on 2.17 acres, 4 bedroom, 2 bath, 500 sq.ft. garage, fenced back yard. In the back yard, we have an unfinished 14x26 building that has power and A/C, no water to it yet that I planned on using as an office since I work from my home. We also have a 3 stall horse barn (with lights, electric and water), a 12x24 - 2 story feed/storage barn on about 1.15 acres of the property. The horse pasture has a small stock tank on it that we have considered filling in, but still not sure. Long, paved driveway leading to the house.

Sam Houston in Miramont is the Elementary School, Sam Rayburn is the Middle School and Rudder is the High School (I think Rudder now).

Neighborhood has 16 houses, families with kids ranging from 3 years old up. 3 former police officers live on the street, so we feel it is safe. Two homes with older people who keep a good watch on the street also.

The reason I am listing this, is that my wife and I bought the house in July 2007 and after our infant son passed away at daycare last year, we have decided to build a house out on her family's land in Kurten, TX. We were considering selling next year after we get a house and barn built out there, but we would consider selling now. We placed new carpet in the house when we bought 2 years ago and we are would give a tile allowance for the kitchen and bathrooms.

After reading your post about relocating to the area and considering how special and nice this place is to us, I felt the Lord calling me to post this opportunity to you.

We might even be able to throw in a pony for a little one to go with the barn if needed.

We havent discussed price in depth, but since we have built the barn, added electric, water, A/C to the building and barn, etc. I think we would be in the $210,000 - $225,000 range. Not really sure, but if you are led to consider our home, we will get that worked out.

I hope this didnt come out wrong to post a house like this, but it was a reaction to my wife and I's conversation the other night, and feeling the Lord calling me to offer this up to you.

akm, glad to know there are a few that meet your requirements, but for a house that feeds into PC, there most likely is a reason its listed at that price. i.e. backs up to William D. Fitch and the power lines, backs up to a soon to be commericially developed property, etc... Though not always the case, and it may not be something that is a concern to you.

Not trying to be a downer for you, but just want to keep your expectations realistic. We went thru the same thing almost 5 years ago. It was very disheartening once we saw what housing costs were vs what we anticipated them to be for college station.

In pebble creek you get all the fluff.

Crown moldings, better appliances, better ceiling fans. maybe tile instead of plastic crap on the floor, etc etc

Off of alexandria you can get the same size house as in Pebble creek for 30-40 k less. They just do not have any fluff.

We added 14k in upgrades off alexandria(wood floots, tile, hunter ceiling fans, 12 seer ac unit) and still came in way under pebble creek.

We did catch our house as it was a concrete slab.

There are alot of new houses going up you can customize the way you want to.

No big deal, just interested in what could be done to make Bryan an acceptable location for incoming families. I would hope a discussion of improvements could occur without a flame war, but who knows.

Castlerock is the best place IMO for that price range. It is new and some people dont even know about it yet. Same devoloper as Castlegate (where we lived before) but the houses are smaller with the same if not better guidelines. They will have a really REALLY nice pool that will be done soon. Much more family oriented and there are only like 300 units. Pool will have a island in the middle and a splash pad for the kids. there will be a play ground along with a baseball field soccer fields and a nature trail. It's coming along nicely and we couldnt be happier here so far. VERY nice out going neighbors.

Oh and it is across hwy 40 from castlegate and feeds to Forest Ridge as well. Prices range from 189 to 240 to the best of my knowledge. We got a Spirit home here for 205 and he just started building his other lot a few houses down on the same street (rocky rhodes) we are very impressed with his work and the floor plan is amazing!

BP, do you find access to Castle Rock to be annoying in any way? Direct access is from only one side of 40. If you are coming up 40 from Wellborn Rd you have to go up to Arrington and turn around. Is this correct or have there been changes.

I've looked out there and noticed the lots are quite small. So far there is 2 full block streets and a side street developed with construction starting on another couple of streets. Prices are $108 - $115 per sqft. depending on upgrade level.

Check out South Hampton (Just South if Nantucket) on Hwy 6. It's a really nice area with great neighbors.

Scotch: the preference to CS is simply b/c it will be closer to the MDO programs that we are looking at and my husband's job.

We really appreciate all of the recommendations and have made note of them all. It is not a finalized deal yet, but we are just trying to do as much research upfront as possible.

I know what you mean about the access...however I am pretty sure that will eventually change to where you can get to 40 on both sides. It is just a simple matter of putting a through street. It would be insane for it not to happen so I imagine it will be soon.

Why hasn't the Castle Rock developer already worked some kind of deal for this? It is immediately apparent to anyone that goes to look at homes in that community. I agree that another crossover would do the trick (although there is one fairly close to the west for the back entrance into Castlegate).

We lived in Stone Forest for about two years...loved it! It has such a nice mix of families(we have a two-year old), retired folks, and middle-aged professionals.
And...never saw one college student!!!
It's a quaint lil' hood along HWY 40(near 6) that still has a few lots being built upon, but also has plenty of homeowners who've been there from the get-go(2000, I believe).
Good luck...there are so many awesome neighborhoods around B/CS
