Subdivision Recommendations

How long do you want to ignore this user?
My husband and I may be relocating to the area. We have three kiddos under the age of 4. We are looking for a subdivision with young families and no college students. Our price range is $180K to $225K. We prefer College Station....would like for subdivisions to feed into Pebble Creek, Forest Ridge or Rock Praire Elementary. Any pros and cons would also be greatly appreciated.

You may have a bit of a hard time - but I would definitely recommend Stone Forest, Woodland Hills, and Spring Meadows. Easy access to the bypass and smaller neighborhoods - I think there are maybe 1-2 houses that meet your upper price range, but it's very nice in the area with limited students. For the record, there are students in every neighborhood, including Pebble Creek. We have lived next to some great ones over the years while in Edelweiss and some not so great ones....

You can find something, just be sure to clearly indicate what you are looking for to your realtor.

You have lots of places to chose from.

Stone Forest
Woodcreek
Spring Meadows

Not many college kids in those neighborhoods. You might find that there are more college kids in the neighborhoods that feed into Rock Prairie Rd. Look at Brandon's Cove for RP.

Almost any of the subdivsions off Highway 40 will meet your needs. Castlerock, Castlegate, Stone Forest, etc are all ones to check out.

Pebble Creek or Spring Brook off Longmire between Graham and Barron. Spring Brook has Deed Restrictions so we have no (or very few college students) in our neighborhood and there are kids around, mostly younger elementary or younger. They just built a new elementary school at the back of the neighborhood. There are 2 homes in the area for sale that I know of.

I live in Pebble Creek and have no complaints, Great for kids so far. There is currently 4 homes under 245 there. Only one under 225, and I think its a patio home.

You've given an area and a price range. Add in the desired/required size of the home and I suspect several of the choices given for subdivisions will fall off your list. Do you want new builder or don't care?

If you would like, I can send you a list of properties that match your criteria. The best thing to do when looking for a home is gather information from other people (as a Realtor, I can't give you my opinion) and drive around the neighborhoods at different times of day. This will give you an idea of what you may be able to expect on a typical morning, late night, etc.

It's a little under your price range, but I've lived in the alexandria neighborhood for 9 years and have never had students on our cul-de-sac. (unless you count my own son, but he's a nerd who studies all the time.) On my street, parties and noise are a non-issue and we don't pay a HOA.

Alexandria has homes over $200k as well. The ones closer to the park are newer.

If you do want to look into Bryan, Copperfield and Tiffany Park are both great neighborhoods and have terrific elementary schools.

I think the area you're referring to is Shenandoah. I'm on the other side of Barron and while it's technically doesn't have a name, my neighborhood is called Alexandria. We don't have a park on that side.

I live off Alexandria also(6 years now). 1 house I know of has college kids, but they are quite.(1 street over from mine)

Houses go from 165k to 240k roughly in the area.

Area park within 2 blocks with soccer fields, playground and walking path.

They are also putting in a frisbee golf course there soon too.

I live in Edelweiss Estates and it fits your criteria. We feed into Rock Prairie Elementary and the houses are within your range. In fact, there are two homes on Marta Street that are for sale and in your price range. We have a few college students living in the neighborhood, but they aren't too bad.

After speaking to someone who lives there, it is mainly students in this subdivision.

Edited to add: Castlerock is a great area and you should check it out. Castlegate is good as well but it may not have much in your price range. There is a 4 bedroom new construction on Norham but I haven't seen the list price.

i live there right now.

we have a good amount of students, but there's also a good amount of young professionals as well.

i'd say its a decent mix.

Shenandoah ends at stoney creek, right before the park.

Alexandria runs both ways. Neither side is technically in a HOA subdivision, I just call both sides/area alexandria.

On the south side where I'm at, the park is 2 blocks away.

I live in Woodland Hills and highly recommend it. It's off of William D. Fitch, the first subdivision east of Hwy. 6. Relatively small (only approx 110 lots) and mostly built out (only a couple empty lots). There are a few existing homes for sale right now and most in this neighborhood are right in your price range. Very family friendly with park in the neighborhood. Feeds into Pebble Creek Elementary. Only downside is that there will be commercial development near the west side of subdivision, so don't pick a house that runs along the west side. And generally not college students unless they live at home with their parents. Mostly really young kids here, so your family would fit right in.

Thanks for all of your suggestions. We will for sure look into them all. We would really prefer to stay in the College Station area. We may be able to go up a little above the prive range listed above, but for now we will stick with the max being $225. We would like anything > 2100 sq ft and 3+ bedrooms.

SoTheySay..email will be sent. And thanks for the advice. We did want to do as much research as possible on our end and plan on coming there one weekend to drive around (we are currently in Houston).

three new houses went up around me in castlegate. i think they all meet your requirements.

but there shoudl be a ton of them available in that area.

Isn't your area technically called Shenandoah phase #6? That's what it shows on real estate listings in that area, for example:

Just pull up www.bcsrealtor.com, plug in your price and size requirements and go shopping. You will quickly be able to tell what neighborhoods shake out for your price range. You can also search by neighborhood to see the price range in a particular zone.

For the record, I'm not a realtor nor have any financial interest in your home search. I wonder how many other posters in this thread meet that criteria?

When I lived on Windswept, we were actually considered Shenandoah, paid the HOA fees and had access to the pool. Moved to portsmouth, no HOA fees, no pool access.

So why it technically may be in S6,we do not pay like we did before.

Good luck finding something greater than 2100 sq ft but less than $225, especially that feeds into Pebble Creek...

Just assume CS is close to work for them & don't worry about why they chose College Station. They are already familiar w/ the area enough & are just narrowing down neighborhoods.

CT95: we are finding that there are few homes 2100+ sq ft under $225K. That is kinda hard to believe. Living in Houston we could easily find a house that would meet those requirements.

There are plenty of houses in this price range. within 30 seconds here is one in Woodlands hills.
