Best "Elite" Neighborhoods in Bryan/College Station. What does it take?
I want to know what it takes to live in neighborhoods like Traditions, Miramont and Indian Lakes. Which is easier to live in?

What education level would you say the average resident has? Masters or higher?

Basically I want to know because I want the same (or higher)level of success as these people.

What do you mean when you say "what does it take", and "which is easier to live in"?

It takes about $325k minimum to buy in those subdivisions.

Most households probably have 2+ diplomas per.

Which place is where you want to live? Those are completely different communities. Rich smart people can live in any neighborhood in BCS with home prices over $150,000. It's the nature of this community.

The less you have tied up in mortgage payments the more you'll have to commit to actually becoming rich rather than just being broke in a better neighborhood.

I really just like the look of the homes, Many look like ones that you would find in the California hills, with the tiled roofs, etc. The homes are just so manicured and that is what I like.

If you can afford it, GO FOR IT!!! Call you a realtor. I am sure they will be happy to find you a house in any of those neighborhoods. They will be the "elite" as you say.

Maybe I have come off wrong in the way I have worded this thread.

I just like these neighborhoods. Whats wrong with having goals of living in a nice neighborhood? maybe I shouldn't have used the word elite, but what other neighborhoods in BCS can compare to those 3 neighborhoods?

I know I can't get there yet, I don't know too many people in their early 20s that can, but I would like to someday. I don't understand why so many of you are so critical about this. Its my goal, not yours. I want to live how I want live.

OK...in answer to your question, it takes a signficant amount of cash to qualify for a mortgage on the house you want to live in. Think upwards of half a mil or more for a big spanish tile roof hacienda. In todays current environment if you can put 25% down and qualify for the monthly payment, you can live there.

You came off poorly because there are no requirements for ivory tower degrees to live in these neighborhoods. Having said that, you will find a large portion of attorneys, doctors, bankers and A&M professors. You will also find quite a cross section of business owners and trades people own their own contracting business and employ lots of other trades people. You might even find some shady characters who "fractured a few rules" along the way.

I still don't really know what you're asking.

You need some kind of income or inheritance to purchase/support a home of $325k+. There are eleventy billion ways to achieve this.

Those are indeed nice neighborhoods. Castlegate has a few homes that would be similar, but there are few other subdivisions on par. Southwood Forest and Rosemary have homes that are older and very nice.

You answered the question I was trying to ask. I wanted to know what these people do, and what I needed to do ask in education to live there.

I wasn't saying you had to meet cretin criteria, I was asking how much should I be making if I wanted to live in theses areas comfortably.

Live simply and live a clean happy life. If you someday acquire the money to live large- go for it. If not, be happy at what ever stage of life you're at. Big house- BIG mortgage does NOT necessarily equal happiness.

A willingness to have a huge mortgage and lots of credit card debt! I personally know two couples who live in Indian Lakes and this is all they complain about.

BeachGirl, So not everybody living in these neighborhoods can necessarily afford it?

I guess the reason why the majority of people do not live like this is because they really don't aspire to. They are happy just being average.

I don't want to live around people who believe they are better than everyone else in the world. I want to go to church on Sunday, take communion and know that I lived my life treating everyone with respect.

I do not feel everyone in these neighborhoods do this. There is one individual who lives in Indian Lakes who will not pay to enter any sporting event at the schools. He will walk directly past the person working the entrance.

Also, the cub scout troop my children belong to have worked with the food drive for many years. We choose to do the smaller and average neighborhoods. We get TONS more food from these neighborhoods then the more affluent.

bcstx06: If all you aspire for is a big house- you are going to find yourself all alone one day-wondering how you got there. Pushing yourself to be better is one thing-but thinking you must have a big house is another.

Be patient and wait until you can afford it. There is nothing worse than being house poor. I have friends who have wonderful homes and can't go to the movies on weekends because they're broke.

I invested well and was able to buy a nice house suitable for my needs and more. However it took me a few years to do so.

Stop being so insecure.
