The compromise advice is great and all but the neighbor has already trespassed TWICE and manipulated the OPs property openly, blatantly, and apparently with no regard or concern for the consequences.

Trying to deal with people like that is usually futile and often times can escalate into dangerous situations quickly.

We've secured that side with CCTV footage and removed the offending pipe. I won't say much other than that they are being uncooperative.

Thanks for the help everyone. I'll update if someone gets a propane cannon involved. Unfortunately, there is no wife to bang in this situation, it is a bunch of brothers who are all unmarried old dudes.

Our no trespass sign inside our survey stake went missing this week around the same time my neighbor showed up and was putting trash on the curb (they're managing their dads estate).

I won't assume what happened to it - just a coincidence. I don't know if they're aware I also have CCTV watching that strip of land though.

I'm just going to quietly replace when they leave as I am assuming it's an emotional time for them going through their dad/family stuff.

Its documented and I'll move on.
