Yep - may be a concern as things develop. The good news is total travel time door to door if flying is like 5 hours. In some ways, it's actually easier to book flights and stick the trip on the calendar, vs trying to thread the needle on a weekend drive somewhere 3-4 hours away. Change of scenery, different restaurants, etc.

Lot of development in that area, so I think it will continue to appreciate, and if down the road, we are sick of the travel / aren't able to visit it as much as we like, etc. Sell it and 1031 into a different property that works better.

Sounds like you have a great plan, my friend. Life is shorter than we think and the time you will spend with your kids and family at the new place is the best investment of them all. As noted; you can always sell the place!

That's how far you have to go to find land you can drive across fields without feeling like you are driving a lunar rover thanks to the hogs. I can't wait to hunt without a feed pen!
