I used Truthfinder.com recently on someone. Worked well. Believe it cost me around $30 and I cancelled the monthly subscription they sign you up for. Saw all criminal history, tax liens, etc.

Get his credit scores too, I'd say since dealing in rent housing a low credit score and low personal responsibility goes hand in hand.

Not really in Texas courts. We have a broken system all the way around. Want change? Judges are elected officials in Texas. Exercise it with your votes in county elections.

She has to notify me if the kids are around someone convicted of abuse, sexual assault, drugs, or has a protective order against them. Beyond that she can do what she wants. I think you can get a "morality clause" or something but not even sure that's enforceable.

FS Guide has done several background checks for me and helped on some other PI work. He's as solid as they come.
