Barn/Garage remodel - what would you do?

I decided to ask this here on the OB this doesn't quite fit the suburban type questions that are common on the home improvement board.

I have a garage/barn that I need to create an office in for me to work in as both my wife and I are working home nowadays.

The outbuilding on the property is woodframed and was originally covered in quarter inch ply board on some walls and half inch on others when it was built by the original owner as a garage for his shade-tree mechanic business in the mid 90's. We bought the property from a family member last year who used it primarly is storage and covered it with recylcled fence boards - which both made it more durable and punched holes through the orignal sheeting.

Ideally I would split it in two - half climate controlled for office and indoor workshop. Half for garage and outdoor stuff. That would give me additional space for photo studio work etc.

Other than the insulation, I would likely do much of the work myself as I am in ministry now and money is not unlimited these days. Have most of the tools and skills for the interior stuff but state of the old building has me at a bit of a loss on the best way to proceed.

Other notes:
  • 25'x55' foot print with a 12x12 loft
  • There is no vapor barrier.
  • It recently was reroofed professionally and doesn't leak.
  • It some point the original owner seemed to start doing a "barndominum" with the 12x12 loft space but never finished. Added some 1" foam insulation but this is poor shape in places and has no vapor barrier.
  • Previous owner had the building rewired as they had planned to do an office out there but never got around to it.
  • Southeast Texas area - so hot and humid.
  • Bare concrete slab
  • Some studs need to be replaced to shore up structure that was minimal it's framing.
  • planning on a mini-split for the HVAC


Would closed-cell foam insulation work to insulate and seal the building? Are there other options?

Am I crazy? Would it be better to get a costruction trailer or something like it to work in?

How long do you want to ignore this user?
How long are you looking to be in this arrangement? If short term, maybe throw some insulation batts everywhere you can, have an electrician wire you a bunch of outlets, stain and seal the slab, finish out the walls with drywall or whatever she wants, then just install a big ass mini split and overpower the leaks. Will cost more in electricity, but will be much cheaper than properly finishing it out. This is not the long term answer.
