Here is the best way to care and store the freeze miser. Good Info.

Here is another good one on care of freeze miser. Should last years if taken care of and stored in the freezer.

Probably a good/neat idea, especially if in a place where you live/can check them regularly. In unoccupied structures, I always turn water OFF. Yes you can still get a cracked pipe if residual water freezes, but you won't have a flooded house, mold, a $2000 water bill, and ruined furniture/flooring. Mechanical devices can fail….

In Tulsa area as well. Every house I've lived in here has had freeze proof valves. Curious where you use these.

We have rental properties & it's hard to rely on tenants to drip taps, etc. We tested these in a couple houses last year and they worked as described. Decided to add to all of them before this streak of below freezing weather.

We have 20+ of them & will follow up.

Edit to add: All properties are rented & tenants are aware of how these work and will watch them for issues.

I planned to use them on my outdoor spigots but when I put them on the spigots all leaked. I think I need to have a plumber change out the spigots. Rather than risk the dripping water to cause a problem, I wrapped them and covered with an insulated cover. Will try the freeze moser again next time.

They are easy to get cross-threaded.

I'm in Bixby. Got them on the outside faucets.

Yes, but even the spigot without one leaked.

So far mine are working great here in DFW, I have 3. Put buckets under them and they each dripped probably a half gallon overnight. Just a slow steady drip this morning. So far I'm sold. My hose bibs have frozen solid even with covers the last 2 arctic blasts. I've been lucky I haven't had a pipe burst.

This was my experience.
Had a frustrating time with that.
You must use extreme caution and not over tighten them.
Use a silicone plumbers lube on the washer and hand tighten.
Mine are working this morning

I broke down and bought enough for the house. I still purge my other lines to pens, barns, gardens, etc. Those are not crucial every day. We'll see how the house ones work. I'm confident but cautious. I've been checking them every hour and they are dripping as advertised. As long as we have power it will work like a charm.

I agree they are easy to cross thread I screw them on backwards to ensure that click that I caught a thread and if it doesn't go easily on I back it back out. It's been ok so far.

Do you have the brass backflow preventers on your spigots? Those made mine drip because the threads are slightly different. I took them off and the Freeze Misers no longer dripped.
Had this same issue. But I bought a knockoff brand on Amazon cuz freeze miser took 10+ days to ship. Knockoff is a total fail. Finally got it mounted after removing the backflow (+ 2 trips to Ace). Temp dropped to 38 and this thing opened up like niagara. Took it off and wrapped the S outta that spigot.

Bought 4 of them for my exterior spigots. Lubed them with some molykote 111 and installed them this evening after storing them in the freezer. I was skeptical that they would be able to keep my 150' hose from freezing but after seeing how much water they put out before they warmed up I am cautiously optimistic. Looks like a great solution.

Only 38F on the Texas coast so might have to wait until tomorrow night to get the final confirmation.

I use them and they have worked great. I had one on after I removed the others due to wanting to see how it was going to work. It got below 37 degrees outside so I had to make sure to warm them above to not have them run open for 3 or 4 minutes. When they reached the 37 degree mark, they started their dripping.

Mine have worked fine so far.
Placed a bucket under one to see how much water it let out.
The answer is about 2 gallons in 12 hours.
Temps ranged from 26 down to 19 during this time.

I checked on all 4 of mine this morning, and they were working perfectly.

Current temp is 16. Working as expected on a short hose for the birds. Probably dripping a little more with the hose than it would from the faucet because of the temp drop in the hose. It's not a constant stream but a fast drip.

edit to add: tried to upload a video but no luck.

My report: ~ high teens / low 20s temps

The good: all units installed on faucets pointing downward are functioning as expected.

The bad: all units pointing even slightly upward above 180 degrees froze over and are not functioning except for the one covered in a ground water meter box. Maybe that is somewhere in a user guide or just common sense, but they were working last night as expected and then on the morning inspection were frozen.

I figured. Since most of our faucets do point down it has still been a net positive. And I did just find one of the ones pointing upwards was actually still working because it was in a meter box and had some extra cover. So they can apparently still work upright just not as reliably.

Yes the instructional videos state they must be pointed down.

If it freezes, you can put it in hot water and get it to reset quicker than if you just let it run for three minutes. Still testing mine to see if it functions.

Mine worked great overnight. Can definitely tell that the two connected to 150' hoses are dripping significantly more than the others but that was expected.

Checking in from Dripping Springs, where 2 of 2 outdoor hose bibs are not. Both were running with the Freeze Miser and both were solid this evening after checking about 5 times throughout the day. Hit 'em with the heat gun for 10-15 minutes and they are slow dripping again... hopefully there's no actual damage though. Seriously don't understand why frost free hose bibs are not a thing down here. Would have been like $100-200 extra in materials at the time of build but will be a real PITA now.

Did all of you remove the backflow preventer before using the Freeze Miser? My experience with them has been just meh...

Thanks. I'll look for a set screw in the morning with better light. I tugged gently with channel locks and it didn't come right off so I thought maybe they were somehow integrated into the hose bib. All the ones I saw in a couple minutes of online research definitely have a very large visible set screw.

Other than these couple of reports, everybody's working well through this? I have a set that I wasn't sure if I felt comfortable with the trial run being with temps in teens, so I just wrapped and created wind blocks for the hose bibs. May wait for when the low is upper 20s and risk is minimal…
