Closed on my first investment property in CS this past week and had a couple questions. I realize this is a mix of real estate and outdoor type questions, thank you for any insights!

1. Does anyone have a good cleaning service they can recommend?
2. Are there any hunting outfitters in the area these days? Asking both for myself and to potentially partner with to offer lodging for larger groups.
3. Can anyone recommend me a real estate attorney to put the property in an LLC?
4. For those who also own rentals, do you use separate bank accounts for the property?

Check out Birddog.com if you're wanting to set it up as a hunting location. Not sure of all your property details, but if it's flush with game they might be interested. One of the owners is a former yell leader

I know you didn't ask about it, but as a person who once owned 3 investment properties in the south side area of CS, be prepared for the property taxes to go up faster than the rent you can charge. I had to sell 2 years ago due to the overbuilding of rentals/apartments and crazy property taxes.

Might cross post on the Aggieland forum. As a local that's where I go when I need to be pointed in the right direction for a local company or doctor or something of that nature.

A poster named maddiedou is pretty active on that board, and owns or services a number of BCS rentals.

I don't know the answers to anything but #4. Yes, use a separate bank account. Your accountant will thank you with a lower bill.

Yes to #4. And unless you are close you will need some good contacts for a handyman type. College kids do some stupid things that will make you want to shoot them.

Don't rent to college kids without a parent co-signing. Look on the real estate board for rental nightmare stories.

Buy a 4 bed like I did and you at least break even. Cash flow a little, play the long game is my plan

We make some money off our houses. I just look at it as more of a way to park some money as diversification. As long as A and M is there you can always rent and always sell.

I make a profit on my house, but it was a hard convo with my current tenant when I texted and said I'm raising your rent $2,400 and will not even pocket a penny.

The only reason I make a good profit is there is no mortgage.

Yea I wouldn't want to be dealing with a mortgage. Thankfully my days of loans are over.

This is one of my tenants that has also been doing my make readys. Ive been really happy so far. Good work. Good communication. Id say price is about average but like everything, its gone up recently.
