That' sounds pretty good. I wish I had the funds for something like this. I'll give you a bump.

Acreage? Any other costs (protein, corn, etc.)? Housing / trailer hook-ups?

A little over 2100 acres...12 guns. Feed is not included. There is RV hookups/electricity. We are looking for a management minded family....not the "if it's brown it's down" mentality. There is also some turkey and we have seen a few audad here and there but nothing to really count on.

Man if only this was offered up a couple months from now. We hunt over by Ft Mckavett on a friends place and love to find a lease up that way.

1 trophy WT, 1 Cull, 3 Doe, 1 Axis buck - 30 inches or bigger, 1 axis doe. all the pigs you want.

That's a lot of folks but the deer density out there and getting to shoot axis makes this a great deal.

Please define the "trophy" whitetail and how measured/noted. Pics of past trophies and how many/year make the cut would be nice as well.

Hunted at High Lonesome near McKavett when I was a kid.

Love that area and wish I could make my way back one day.

Guys this is a family lease. It's not a place where you are going to come shoot a 140-160 class deer. This is my second year on it and the previous camp boss did a horrible job of managing the place. The group of guys we have on here now have the mindset that unless it's bigger than one they have on their wall they just aren't going to pull the trigger.

The average age is probably 3.5 years old and prior to last year if a good 8-10 pointer came out that was 3.5 years old they would shoot it despite its potential

More than half of the guys last year didn't even pull a trigger because they just didn't feel like cleaning a deer. We only shot does and cull bucks and by cull I mean one with messed up horns and 3.5 years old was the average…

Sounds like y'all have a good approach! Place I am on now didn't have a buck over 3.5 when we took over about 20 years ago. Took us a couple of years to rebuild the age structure but it paid dividends.

Not actively looking for a new place right now but this sounds like a good place. Good luck!

Thanks for the answer to my question 88agswin.

Sounds like y'all are headed a decent direction for a family lease. Just lost ours that was an hour from the house and was wondering what the deer were like out there.

From my memory, you aren't going to see many huge bucks in the part of the country. But you aren't going to be staring at an empty feeder pen every hunt either.


We used to have 20-30 deer at every hunt growing up.

Yep, I got out of the lease game and bought my own place last year.

I'm not a huge trophy hunter. Just like to drink beer and shoot deer and hogs so it works out well for me.

Asking legit questions does not equal tire kicker. I asked a question and did not criticize, but complemented, the answer once it was provided by the OP.

Yes, our lease got sold. I am not ready to jump yet, because of wrapping up some last sports stuff with the last kiddo before empty nest. However, my wife and I like camping stuff and I like to hunt and this place might be of interest should they have another opening down the road. Definitions of trophy deer can be very strict, or just like 88Agswin described. That area is intriguing, because I have only hunted whitetail in the Berclair, Victoria, Sanderson areas. Vastly different for the definition of trophies/lease.

Again, FTR, sounds like the OP is running a place hard hunted previously to them, in a good direction for an old style family type lease. Hard to find these days. He should have no problem filling the spot.

Same. Except in was on the four wheeler ride back from the stand. That trip took about 25 minutes but it felt like hours when I was a kid.
