Recently bought 25 acres in Wise County. The two kids and myself are living in a 33' Wildwood Camper. Just got my barndo plans finished and now pricing it out. The freedom of not having a big fat mortgage is pretty nice. Wanting to explore the idea of getting a "Tiny" Home to hold us over as I piece together a Barndo with cash over the next few years.

Anyone here have a recommendation on a tiny home they have or have personal experiences with.

Look at getting a used oilfield shack from Stallion or other companies. Not going to be as pretty as a "tiny house" but probably a lot cheaper.

This. If it's to hold you over during construction, there are much better options than a tiny home. Tiny homes are trendy for some weird type of folks, and are overpriced accordingly.

We built a tiny home on our property that my MIL lives in full time. She's lived in tiny houses/campers for over a decade and it works great for her. You'll have to live a minimalist lifestyle and learn to live with less. High ceilings make it feel not so tiny. This one is 12x35 with cathedral ceilings and a loft. All in cost in 2020 was about $60k.

Interesting. Like the pics above. OP could use the MIL tiny house as a hold over and then convert to office or guest house.

If I had land, I always thought about building a main entertainment building (living room/game room, big kitchen and a few bathrooms, maybe one bedroom) and separate houses like in the pictures for sleeping vs one big house. This allows you to host big families in entertainment area, but everyone retires to their own efficiency building. You can also build them as you go. Kids marry and have kids, add a new efficiency for them.

My uncle did this in Millican. It's awesome and great for all the reasons you stated.

If you're considering property taxes down the road...a nice tiny house will be taxed nicely.

A Graceland building (finished out inside like a nice cabin) can possibly be taxed (or not) as a outbuilding related to your ag exemption .

Agree. It can be super for hosting.

Only downsides would be safety/security. More buildings to monitor and keep locked up.

More maintenance.

And potentially harder to resale on the market. I think majority of folks still like the single family dwelling vs multiple outposts.

It would be a permanent structure on the property and used as others have described after main home built. The site for the tiny home is different from the main build site with its own power and water… would just have to add a septic.

I like the one pictures. I've been in construction for 20+ years and although I could build that on the cheap, I'd rather find one to purchase and be delivered. I'll have plenty of fun building the main house later on.

Check out XCaliber Container. They make great cabins and tiny homes out of containers.

Park models will probably not be taxed. Site-built tiny homes are taxable.

It depends on the county. We are taxed for my parent's house in Hays county because they live in it full time. Their's is built on a 40ft trailer

I would build out the size Bondo that you want along with a 35 foot garage. Place the travel trailer inside the 33 foot garage then I have the enclosed barn set up like one big den. Then you could work on the home part of it as you went and then just use the travel trailer for sleeping but your couch and TV etc. would be set up Outside the travel trailer butin the barn

Had a relative get one of those "storage building looking" "cabins" and outfit it with sheet rock, insulation, etc. I think they spent around $25 k all told for around 600 square feet. Full bathroom, etc.
I know a lot about a little, and a little about a lot.

We bought a lm Athens Park Model home back in 2011. 399 sq Ft so you pay sales tax and is classified as rv. Back then we hard time convincing the county appraisal district because they had not dealt with it back then.

We were under $50k including new septic, electrical service and home itself. Great option! Sheetrock walls full kitchen. Sits on steel like a mobile home and can be moved like a mobile home. It is an RV.

Not far from ya. I'm in the Cottondale area just south of 2123. Grew up in Jack County. I know of the Hayhurst Brothers. Will check it out.
