Keeping an Ag exempt property exempt after purchase.

We just purchased some property in Callahan county that is currently Ag exempt and has a current cattle grazing lease on it. I called the tax office and the nice lady told me we would apply to renew said exemption at the beginning of the year. I'm just making sure that's typical and I don't need to do anything immediately. Thanks for any help!

Collin County made me reapply as well. Built a house on an old corn field.

Make sure you keep records for the filing supporting the ag exemption. You will have to declare the nature of the ag production (crops/animals, etc.) and the amount of each produced.

If you are building a house on the same property, you will need to carve out part of it for the homestead. It was recommended to me to carve out a full acre to reduce the likelihood of challenge. I carved out 1.5 acres due to the septic sprinklers reducing the area being used to bale hay.

Also, get the form done ASAP.

Normal when there is change in ownership.

Make sure you have a copy of the lease and suggest pictures now and at the beginning of the year.

If normal agricultural areas, they may not argue too much. If in a growing area and these are tax cows, they may push back.

What they said. The exemption is issued to the owner/producer, not the land.

it think you mis-read.

the property tax break goes with the land. technically, its a valuation, not an exemption.

sales tax exemptions for ag production go to the producer.

Every county has their requirements for ag exemption

Yeah, pretty sure you have to re-file for 1-d-1 tax exempt status immediately following any change in ownership, even for the current tax year. It's just a form, you can get acreages off google earth if you don't know them. Fill it out and send it in.

You DON'T want the surprise of a non-ag value tax bill next year.

If you don't want to keep the cattle, you can change to a Wildlife Exemption if you meet the qualifications. It's not hard to maintain.

We've got a good rancher that has run his cattle on it for 15 years. And we're 2 hours away. Nice to have someone keep an eye on it.

I'll call again and make sure we don't need to file immediately instead of beginning of the year.

Stay on top of it until you get your first tax bill. I visited with the appraisal district and the tax collector when I bought my ranch and still didn't get my first tax bill until 18 months after purchasing it and it was screwed up. File your 1-d-1 asap for either wildlife or ag and then just do what you need to do.

Ag is a special valuation, it is just called an exemption. What ever the property is subject to as of 1/1/22 is the way it will be valued for the year. If ag, then ag appraised, if it has a homestead exemption on it as of 1/1/22 then it stays until the end of the year.

Most districts will mail you a blank application next January. It is still your responsibility to make sure you get your application in even if one is not mailed to you.

Most counties have the forms online on their cad page. The form is actually a standard state document
