I had this offered to me and couldn't pull enough people together to make it happen. The cabin is located on Twin Palms which is the cream of the crop spoil island on Baffin. The guys that have cabin down there that post on here can probably answer more questions than I can.

This has not been posted for sale anywhere else to my knowledge. They are asking $175k but might have some wiggle room. Here is the guys contact that is helping facilitate the sale. John (361) 877-2414.

Has to be a cash deal on these, right? I mean, no way you're getting insurance or a mortgage on something like this is there?

Yeah I'm interested as well if we can get enough people. The permit and the taxes are very cheap. And to my knowledge as many people as you want can be added to the permit.

My problem is that I don't even get down to our place in Riviera enough much less a remote off the grid island. But damn it would be a hell of an adventure every time

Yes it's pretty much a cash deal. The current permit holder would sign over the permit to the purchasers.

Most of the people down there are able to carry a wind permit that's not too expensive. Maybe $1000ish for 50k wind coverage

Hell, I can barely get out myself to warrant spending even $1000 on it. And the problem with getting too many people is always going to be when it gets used and who is responsible for what % of the upkeep, taxes, etc. I figure you'd have to set up a corporation.

The contact I gave can explain how they run it. Basically everyone agrees to terms and they have a majority vote and if you have a ****ty shareholder they can be voted out and replaced.

These absolutely do not come up for sale often and are much more sought after than a floating cabin. Also to my knowledge the spoil island cabins cannot be rented out like the floaters can.

There is a poster on here I believe that has a cabin on twin palms. Hopefully he will chime in.

My buddy's place is up the intercoastal across from Bird Island boat ramp. We slay em there and bet this place is even better. His cabin is said to be the oldest standing cabin on any island out there and was built by the Corps, It is mostly cinder block and has been added onto numerous times.

If you go to Bird Island Hilton he put up a video of it.

I've had the pleasure of fishing/hunting/staying at one on the cut that goes back to 9 mile hole. Absolute amazing place to go. I've never seen the amount of ducks anywhere else that I got to experience hunting there, never seen keeper trout as thick as I have under the lights there, and you can deer/nilgai hunt as well.

My buddy we took with us and I stayed up from dusk till dawn one night and just absolutely slayed the trout under the lights. It was top 5 one of my coolest outdoorsman experiences I've ever had watching the sun come up and about a hour before it did the Reds rolled in under the lights as well.

On one of the two trips I went on there my Dad also dropped me off to duck hunt one day and I watched two pintails drop from what I swear was 10000ft up cris crossing each other wings cupped the entire time right into my decoys.

Also have a good family friend that owns one of the ones in POC, there again it's an absolute blast to stay there.

Being a partner in a land cut cabin cost me a long time best friend. I will never partner with anyone on anything other than my Wife. Guys cabin life down there is spectacular but having partners is horrible if you have any expectation of your partners.

This is the trap I let myself be talked into.
We had 5 partners two of them had to stretch financially to afford their portion of the purchase price. Shortly after purchase the hurricane came through and did some damage. At that point the repairs were done in a sub par manner on the cheap.
If you need 10 partners to make this work I would encourage you to have bulletproof rules and regulations on the property management and possibly a substantial fund for maintenance built into the original purchase.

I stay in one of these all the time further south near Arroyo City. It's a blast. Trout under the lights, start fishing from the boat within a few minutes of the house, duck hunt within eyesight. The one shown here is more rustic than the one I get to go to. But I think that price is probably fair considering they don't make these any more...that I'm aware of.

And the sunsets down there are unbeatable

Lucky enough to have a buddy that owns a cabin down there. To say there's ducks is an understatement. There's times it's overwhelming to shoot and you just have to stare in awe

The permits themselves have a lot of value. They don't really issue new permits anymore. But if you have one you can do quite a bit, request to move it, rebuild, etc. My dad has a couple of permits, most of his are floating cabins, though. He bought one really close to the jfk causeway, moved it to a better location, painted it, fixed up the interior a little, installed a better generator, and flipped it for a pretty good profit.

Correct me if I am wrong, but I think those permits have a term limit to them. Are they 99 years? If it is the case, any way to find out when the clock started and term?

Permits are on a 5 year basis. New buyers would start a new 5 year contract with the GLO due to the owner's name change. I pay about $1,600 annually but I have a lot more square footage which is the basis for the cost of the lease.

Do you know if it is legally a rubber stamp type renewal every five years? Can it be denied, if say a beto
type became Gov? Although I guess we would have worse problems.

Reading some of your posts of the good and bad on partnerships. It really is a good investment. But if you love to fish it will be tough to let go of. The Bird Island Hilton where that boat was tied has about 7 guys I think. I have never seen the other 5. Even when the fishing is great they don't go as much. Cooking, laying in the hammock and taking a afternoon snooze with the breeze, it really is an awesome place.

I've had my permit since 1972. Yes- technically the state could non-renew the lease, but I'm counting on the continued renewal as I just spent 2 years completely rebuilding my place. I have a substantial financial investment in it that I could theoretically lose overnight, but I'm counting on the State to keep this going.

What could go wrong?
