Price for a lease

How long do you want to ignore this user?
I know there are a lot of variables but I'm looking at buying ~200 acres around Young/Jack/Stephens county. Land would be rolling to decent hills, mesquite, oak and other hard woods. Couple of stock tanks, electricity and water at camp.

First question, how many hunters would this hold? How much per Hunter for a yearly lease?

I know there are a ton of variables but ball park would be great!

What's deer density? Size of bucks in the area?

One hour from the city. Assuming the land can handle it, I'd be looking to lease two "spots" to the same family. One buck, two does per spot. At around $2500 per spot.

Some will cite price per acre which is irrelevant on small properties, near a major population center.

I would honestly be guessing at this point on density. Pictures of the Bucks look pretty decent but I'm sure they cherry picked those.

So roughly $2500/Hunter max two hunters for good deer density and decent bucks? And won't quote anyone. Just trying to get a number to guesstimate things.

I was on a 306 acre lease in Young county, about 10 miles south of graham. We paid $12/acre and I had 4 hunters max.

I will say I think $12 /acre is cheap, part of why I really liked the place.

I'm looking to get on somewhere again, I'd be interested in your place if you end up doing it.

That close to dfw you could get 30 per acre just for access during deer season. If you have fish and decent dove hunting with the tanks, maybe you could get double that or 12k for year round access, fishing, and bird hunting.
