The good-
Corp Of Engineers property on 3 sides is no hunting. You can go on the COE property so you have prime access to it but no hunting or driving. Great place for the kids/ grandkids to roam. In a year, I haven't seen or heard a single person on the COE property.
Neighbor on the other side is absentee and does not hunt.
Its very secluded. No houses anywhere close. A few cars on the black top but you don't even hear a dog bark in the distance. You feel like you are in the middle of nowhere.
There's a ton of deer! I ID'ed about 20 different bucks on the property in the one season of owning it. If you've ever spent much time around the lake you know what its like. You see deer every sit.
The deer aren't heavily pressured. Seeing bucks in the daylight doesn't seem to be a problem.
There is electric on the property.
There's a small pond with fish and some ducks. You aren't going to shoot a 4 man limit all season long but it is a spot to shoot a few. Ive seen wood ducks, mallards, gadwall, wigeon, and ringnecks on it. Pretty much a handful all season long and a max of around 30 at one time. Its only a few hundred yards from the lake so birds just bump back and forth.
I recently planted a number of white oak, nuttall oak, and persimmon on the property.
There are two boat launches just a few minutes away.
Somerville WMA is close by.
Its about 35 minutes from College Station. A little over an hour to Cypress.
It comes with a recent survey.
It also comes with a .50 acre subdivision lot about a mile away.
The only reason I'm selling is I recently bought a larger property across the creek. I love the area

There is an oil well on the property and the mineral rights were previously reserved.
There would be room to put a house or cabin but I doubt anyone would build their dream home on it due to the oil well.
