I will say something in defense of the price based on this last comment. Day leases are typically around $500 for a doe and $1,500 or more for a buck which is practically always going to be young and small. So $1k per deer for a year round lease that lets you get away whenever you want without having to pay per trip (day leases charge for other guests and you still pay a fee if you don't kill anything) in the hill country isn't too bad of a deal. Just my opinion.

The only red flag for me if I was looking would be the number of years you'll be able to lease the property. Long term is always better.

Why would 4 hunters on Gods green earth pay 5k for 5 deer? How many bucks greater than 13 in?

I know fools are born everyday but geez... pay 5k to have a chance at a 120 inch buck maybe?

Now 150 or greater sure but I doubt that

Hey, maybe I will lease out my place for 5k and use that money to get on a lease like my coworker. I can shoot exotics, 9 to 10 whitetail, hogs, and turkey

I have been missing the big picture....I think this is a great idea

Lease manager allows each member to kill 5 axis. Not sure if use actual 'tags' special to their lease or a play of words. Either way, that's the rules.

It is under MLD so changes based on biologist

Spent every summer of my youth in Lampasas. My grandpa owned the old, old airstrip, next to flat top mountain as I recall they called it. I remember the Ft Hood jump team would come out there and practice. It was a pretty cool thing for a little kid to watch. Anyway the only thing I remember killing out there was rattlesnakes and jackrabbits.

In your lifetime the jackrabbits evolved to jackalopes which then evolved into whitetail. I'm just curious to see what the whitetails are going to evolve into. They are definitely getting bigger.

We killed a lot of summers in my yout shooting jackrabbits out there. They were everywhere but around 10-15 years ago the trappers quit catching the coyotes and the rabbits gradually were consumed. It is rare to see one at our place nowadays.

man, tough crowd here. It is priced on the high end - I get that. If my original post comes off as defensive it is only because every third PM, email, or post is someone angry about something lease-specific and it really gets old fast. I appreciate the constructive criticism or feedback from the few who took the time to do so. Your concerns are noted and appreciated as discussion points for anyone interested.

At this point I have three "offers" that are lower than my asking price that I'm strongly considering. I'm probably going to see how these play out and if nothing comes of it, take it off the market. I don't really need the money but putting an asset to work generating a return, even if small, is better than not doing so.

In the mean time, I'm putting out another feeder today, starting construction on a 6x8 elevated blind, and cutting in a new location for a TT/RV higher up on the property.

I'm not going to come back and post again as this thread has more than run its course... Y'all have a great year and best of luck to you whenever and wherever you hunt.

The owner realizes how much money he's missing out on with his newly found bigger deer and dependable granddad is no longer quite as important.

The days of finding a nice lease for the price of a single paycheck and getting to keep it for a decade are over!

It also seems really funny that the same people that will spend $12,000 a year for a depreciating truck payment complain about the cost of land access.

You guys would **** if you saw my place. It abuts 18,000 acres of state forest with unfettered access and I pay $55 a year to fish and hunt small game/birds/deer/bear/turkey. I killed 4 whitetails with my bow this year. There's trout in the streams and three ponds with bass and bluegill and waterfowl.

Sure, it's public land and I run into somebody else once in a while. But not enough to matter, and a little civility and politeness goes a long ways when I do.

Texas has many enviable qualities. Friendly people, no state income tax, and ready access to the best BBQ in the world. But as a sportsman, I'd have to spend thousands and thousands and thousands of dollars to experience what I do here for free.

You can. I killed a couple of geese early this winter. There aren't a lot of waterfowlers up here in the higher elevations, but if you go west toward the Ohio River drainage it's big.

Good question...why do people buy big houses or 70k vehicles? Expensive boots or purses

Status, prestige?....course, not much prestige in my opinion when anyone can kill a 200 in or bigger with enough money. No skill, luck, or sacrifice involved

Im with you. I really wish the state of Texas would use some funds to buy public property rather than leasing a bunch of crappy dove fields and big game lotteries that you cant get drawn on then claiming how many acres they provide. Its surprising how many are actually against it though. They like the vision of Texas staying big ranches with exclusive access.

I hope to one day have a place by the water in Alaska. You buy the house and lot and almost everything you can see is your playground.

A very BIG reason my wife and I are quite likely moving to Wyoming when I retire. And their tax situation is even better than Texas.

Cant disagree with you.

In this instance, 5k for what is offered is extremely high. You can get on better leases for that kind of money or outbid someone else like you mentioned

5k a year, you could probably buy your own 65 acre and put that 5k towards land note

Or you could public land hunt here and go out of state every year for different adventures for 5k

A whitetail is worth more to some I guess....just so many other options I would pursue than this one

I'm sure there will be some lazy guy with extra 5k that will think this is a swell deal

My wife's folks live in Loveland, Colorado. I pretty much have a job waiting for me if we ever did decide to move up there. Man, it's tempting. I'd be all over hunting the other western states too.

I'm definitely loving the public land opportunities here in Southern Oregon. Mainly the bird hunting. Pretty awesome to have access to tens of thousands of acres of huntable land close to my house. I paid a bunch of money to have access to a few thousand acres when we were in Texas.

Politics down here are much different (better) than the wackos in Portland.

Are those bird hunting opportunities a lot more expensive on that public land for out of state residents? Asking for a friend....

Actually, kind of. I only established residency in December 2019 (have to live here for 6 months), so last year I had to buy non-resident. I think it was around $200 for the season where the resident is $35.

They really get you on the big game tags. I believe out of state blacktail was $400+. Resident is around $40.

This is the part that's most confusing to me. Most of the leases there asking for 2k+/gun are getting probably 500 acres at least (shared, of course). You're offering 5k/gun for 65 acres. That's not an apples to apples comparison by any means.
