Spent every summer of my youth in Lampasas. My grandpa owned the old, old airstrip, next to flat top mountain as I recall they called it. I remember the Ft Hood jump team would come out there and practice. It was a pretty cool thing for a little kid to watch. Its funny that the same sentiment is there about leases as there is in land prices. Everyone remembers their granddads lease where they road around 5000 acres and shot pencil horned scrub bucks for $1500 a year. The Texas economy has been rocking and rolling for a long time now. More people are moving to the state. And it seems everyone (not even the hunting type) just has to have a mount in their office. The demand for recreational land (via lease or purchase) is only going to continue up.
And granddad never had to worry about his lease being leased out from under him because managing for horn growth hadnt even been thought about. The land owner was just happy to have someone dependable year to year. Then leasers started managing the owners deer herd for them and improving the quality of the deer. The owner realizes how much money he's missing out on with his newly found bigger deer and dependable granddad is no longer quite as important.
The days of finding a nice lease for the price of a single paycheck and getting to keep it for a decade are over!
It also seems really funny that the same people that will spend $12,000 a year for a depreciating truck payment complain about the cost of land access.

Im with you. I really wish the state of Texas would use some funds to buy public property rather than leasing a bunch of crappy dove fields and big game lotteries that you cant get drawn on then claiming how many acres they provide. Sure, it's public land and I run into somebody else once in a while. But not enough to matter, and a little civility and politeness goes a long ways when I do.
Texas has many enviable qualities. Friendly people, no state income tax, and ready access to the best BBQ in the world. But as a sportsman, I'd have to spend thousands and thousands and thousands of dollars to experience what I do here for free.

My wife's folks live in Loveland, Colorado. I pretty much have a job waiting for me if we ever did decide to move up there. Man, it's tempting. I'd be all over hunting the other western states too.montanagriz said:

This is the part that's most confusing to me. Most of the leases there asking for 2k+/gun are getting probably 500 acres at least (shared, of course). You're offering 5k/gun for 65 acres. That's not an apples to apples comparison by any means.kenneu said:

There is a thread there and people are asking 2K plus per gun and in many cases MUCH more. Here's the kicker for me: I don't need the money. If I can't get what I want, I won't take it personal or even be disappointed. The land will just sit there.
