cattle grazing lease rates?

The background on this question is complicated, but can anyone give me an idea what acres lease for to someone looking to run cattle? I know there are a lot of variables even if the location is defined, but just a good middle-of-the-road estimate would really help. Let's say the property is in the west Brenham area and the property is around 500 acres.

Wow it can vary so much. Main consideration is the stocking rate ie one unit per 15 acres or 15 units per acre. 2.50 per acre to 15 per acre. Some also lease based on pounds gained

Basic rule for the family in charging lease rates is cost of taxes + $750-$1000 based on amenities on property. And of course all major fence repair-construction is split 50-50

South of Abilene it's around $9-10/acre. I would assume brenham would be significantly more based on amount of forage.

In Lynn County, I get $10/head/month for CRP grass that has come out of the program. January we start the 3rd year with the same producer.

My deer lease is in Childress County and the rancher that leases (not the land owner) practically raped the property this year, sticking WAY more cows on it than he ever has and with the drought there was not the same amount of grass. Cows went crazy trying to find food and ending up working our feeders over pretty good. My interest in knowing is to have a solid ground to stand on when i ask for a reduction in price or to show the land owner that the rancher is miss using the property. Also the Jack azz put all the cows on the property 1 WEEK before opening weekend.

$10-$12.50 per animal unit per month depending on how good the place is (water, improved pastures, fences, pens, etc.)
